Browse Forums Building A New House 1 Mar 02, 2010 1:36 pm We forgot to budget money to pay for a building inspector at each stage of building, and our building begins on Friday! Not really sure what to do, because we don't want too miss any vital mistakes in the construction, but we have no way of getting the money to pay a building inspector until at least lock up stage. Does anyone have a check list of what to look for at slab stage, frame stage etc? Thanks! This is what I have learnt from researching on the net since my slab pour. Pre slab pour: *measure the foamwork to see if the slab measurement is correct, to stop slab overhang later on (measure inside the foamwork timber, don't include the timber). I didn't do this and a part of my slab was short. * your building surveyor would check if the reo's and edge beams are correct so I wouldn't be to worried about that part. But if you want, get your engineer's slab plan and check that all the reo, step down, edge beam is the same or in the same position as stated on the plan. I got an inspector in and this is what he did. Post slab pour: * check measurement of slab to see if same as slab plan eg. overall slab dimesion and rebate size and depth * check for honeycombing. * check that no reo has been exposed at the slab edge, top etc * check for any significant cracks * If possible check to see if the concrete is level This is all I can think of. If your concern of something remember to take photo's and send them to your builder, if your not satisfied with their response, then send it to your building surveyor. Re: Building Inspections, please help 4Mar 04, 2010 8:28 am Thanks for the list Polo! Problem is, I have no knowledge at the moment, so checking for these things will be difficult. I don't have a credit card . I would really like to get the inspections done professionally, but I just can't see any way of doing that. We can have the final inspection done, as we will have the grant by then Lara and Joshua http://pdheywood25.blogspot.com/ viewtopic.php?f=31&t=31186 16.03.10 Scrape 29.03.10 Slab 08.04.10 Frame 11.05.10 Lock Up 03.06.10 Fixing 24.08.10 Handover You have mandatory building inspections and privately engaged building inspections. The difference between the two comes down to inspecting the building so it's safe and… 3 13100 All 3 items listed are defects and are of concern. Please seek qualified independent inspector and/or legal advice for your state. 1 6297 Thankyou so much 😀 I've decided on White on white for doors and trims, White on white 50% on ceiling and Mt buller for walls. Fingers crossed it will look OK 😀 2 3622 |
