Re: Start to finish - whats the process 2Feb 27, 2010 2:52 am Hi! We are new too and I can only tell you how ours has gone so far and what we have been told for the future. Bought the land subject to sale of our house Signed up with redink subject to settlement going fine on our house House settled fine so renting now Titles to be released soon Soil test arranged with red ink when practial completion of block is done (basically when it looks like a block not a mound of dirt) Soil tests take around 2 weeks then it goes into drafting Drafting takes up to 5 weeks then we go to prestart with the workable drawings (different angled drawings) Prestart we choose all our gear and then they do our final plans Either the prestart drawing or the final plans get submitted to council I am not too sure on this one. Our guy told us the prestart ones can be submitted if we are not going to make any major structual changes. Once plans approved we are told they will peg our site and pour slab from there they build our house taking roughly 20 - 26 weeks 1 week before handover we go in with the supervisor and confirm the house is correct and either sign off on it or make them correct faults in which they should do then you arrange settlement for the time you have handover of the keys (you will probably also need to confirm insurance before the handover and I am not too sure if you are the one that organises the settlement or not in terms of time and date) I have been told there needs to be pmts along the line too at slab pour, when the roof has been put on and the end?? I am only going by what I have been told though. Hope this helps, Dont hold me to it but its what I understand from what we have been told so far. But it is being hindered as my husband has just started a new job so to ensure that we get preapproval we need to ensure that he has been in his house a certain amount of time before we can start going that far. So we are really newbies and want to know anything and everything that anyone can tell us. As we havent chosen land or house yet so even tips on that sort of stuff are really helpful. Can anyone recommend any good magazines or websites? Really research the house you want and see if they will adjust it to suit your needs Bargain with sales guys for the house, see if they will throw in anything for free like shower screens etc Make sure you understand what you will be having to finish put in etc etc (we forgot to add into the budget soakwells which are 2k so all stuff like that you forget has to be paid for and done Ask how long it will take to build the house Find out if the land is waiting on titles and if so whens the expected date Also ask what they have left to do or is everything on the block approved Ask the builder if you can supply anything yourself like baths etc etc Ask them to price upgrades before you sign up and see if they will negotiate on prices I would also research houses! We found another builder offering a smaller home by abour 50sqm with plastic basins and no screens with cheaper options than the house we are building now but it was 10k more expensive! and we have the china basins, shower screens included and even aircon included with the choice of bristile tiles too so really look around at what you can get. I thought all Basins were ceramic or china??? Though I've barely started. I'm happy with the builder I've gone with. But I think its clear if you read thru this forum that no matter who you go with it will be at least a little stressful and trying. The building industry is a world in it's own and may not be what you would expect. As many people say that have done this before - building a home is one of the biggest feats you will ever accomplish. We signed the contract with the builder pending finance, got pre-approval, did our colour selections, got formal approval, land settled, then building started. So make sure that when you go for a loan, that you are aware of how much of it belongs to the house. Also, take into consideration any variations you will have. Mine cost me approx $6,500 and I didn't go all out!! I don't have enough money for the fence AND I READ EVERYTHING TWICE.. Boy do I feel stupid. Well that is the important lesson I learnt. So far we have signed the contract put an offer on land and plans are currently being drawn up (we have signed on the first lot of plans for just the house layout) WOW that was a bit of a mouthful of a posting... The fence we have been told to hold off on until after building and discuss with the neighbours. We are trying to save as much as we can for the 'extras' after we have finished building such as the fences, backyard landscaping and aircon/heating as our sales rep, mortgage broker and financial adviser have told us not to do it through them but to go somewhere else as it is cheaper and you can get the same sort of job done for half the price (how wonderful are they telling us the truth...very refreshing). We would like to upgrade from vinyl (which is the standard) to tiles during the building process and get extra double power points rather than singles. We also want a light out the front aswell With the extra fees they have told us to keep an additional $3,000 for extra fees...but there have been some fees that I feel have not been included in the additional prices such as our settlement agents fees which we pay to them direct. mark299 We should not forget the work that needs to be done for finance and settlement and titles.
