Browse Forums Building A New House 1 Aug 15, 2007 9:00 pm Hi everyone
I just received my estimate site cost which exceeds 40K. This cost also includes a few provisional items which mean can vary in the future. It is unexpected to get a such high site cost which mainly covers a 685mm P class slab and some screw piles. Therefore I would be grateful if anyone uses P slab or screw pile could share his experiense. My questions are: 1) How much you pay for your screw piles, how many and how deep are they? 2) How much is your P slab and how deep is it? Thanks in advance. Re: Help! Cost of screw pile and double height (685mm) P slab 2Aug 19, 2007 10:58 pm Hi Daydreamer
We got our provisional contract from M'con. We are having a P Class slab including 610mm freeboard due to being in a flood prone zone and the cost including screw piles as per the engineers recommendation (which it does not specify) comes to $20500 (provisionally as we still have to demolish our current house). We then also have to pay for compaction ($825), provisional allowance of $2000 for rock removal if necessary and another provisional sum of $4000 for additional soil tests and site assessment and re-establishment survey after demolitiion . It scares me as some are 'prov sums'...and it worries me to see your costs are so high? We would really be 'screwed' if all our provisional sums came to 40k + and the worst part is you only get those figures once our place is demolished and there is no turning back! We are getting another quote from another builder (JG King) and will let you know. Perhaps you can say who you are building with.. TraceyE Re: Help! We are with M* as well. Last week I met with my CSC and asked for a detailed engineering drawing (e.g. how many screw piles, how deep are they and where are they) and breakdown cost, but until now I haven't receive it yet. I really like to know how is the cost from other builder for similar foundation. So please do let me know your new quote. For me, If they are close, I am afraid that I have to stop my day dream. If what you describe is correct then the brick wall has been dry lined with villa board. That basically means that the villa board is glued to the brick wall with… 3 8310 Unless the room is for storage then it's non compliant BCA V2 2019 S3 P3.8 You have 2 options 1.
