I have a quick question about easements - or more specifically the minimum distance the house has to be from them. Our land has a 2 metre (I think sewerage) easement line our estate/stage plan - so can I build right up to that line or does it mean that that's where the actual pipe is and I have to go even further in? It's lot 1702 on this plan: I heard somewhere that the alfresco can be but not other parts of the house? Is it a council thing? Thanks in advance  After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! South east water rules say that no construction is allowed within 1.0m of the furthest edge of an easement (you can however put in an application for an exemption if necessary)... so even if mine is not the actual pipe my house still needs to be 1m away Oh and for those that have read my other thread we finally got full finance approval on our block (the one above) yay!!  Our mortgage broker forgot to put our credit cards on the original application (then asked us to lie about it) but we said no way and shamed him into paying some of the legals... so it's all good now!After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! Glad to hear you worked it out. Basicaly the easement has to allow enough room for the council or whoever to get a backhoe in there to dig it up if need be. The need to dig is rare - but they need to allow for it - without having to demolishing part of your house while in the process of repairing the pipe. We had the plans and siting accepted by council so I'm not complaining.
We have had to pay a bit extra for extra concrete on the parts of the slab that are within 4m of the easement - so that in the event that they dig it up - the back of our house won't crumble too. It possibly depends on the council and/or authority (ours being city west water), but we didn't apply for any special exemption for the easement - only the frontage setback. Ray. I'm just looking at different plans and being a bit of a weird shape how it will all fit on the block with the right orientation and all that (even though it is a couple of years away). The more plans I look at the more I'm thinking we'll need to design our own... (there's those voices again!  )
