Ours has been great he has allowed us to go through the electrician to completely change the electrical plan with downlights extra power points ect. We went directly through the tiler to get tiles in the rear hallway instead of carpet as it was to expensive to do this through the builder and also additional feature tiles in the ensuite and bathroom. My partner is a plumber so the builder has allowed us to put extra garden taps and a fridge water point in. In our case absolutely no other trades except theirs are allowed on site. They are very strict about this, everything has to go through the office ... then they hit you with the $400 variation fee then their huge markup on the actual job to be done. We were verbally advised by our sales rep when we signed that for a carton of beer here and there to the tradies for slight changes would be fine. This is not the case at all. Re: cash wrk b4 HO - Is it allowed & what can you get away with? 4Feb 23, 2010 4:08 pm I think in cases of tiling and paving, if you let your supervisor know closer to the date they are getting done, you should be allowed to talk to the tiler/paver and get the extra bits done. I think it is charged thru the builder tho... Best bet would be talk to your supervisor. You will probably need to get your own insurance for items supplied by you and not in the contract if you intend on adding anything extra. There are only one or two things I wanted to change like add have a splashback in the kitchen and add a feature tile in the bathroom, instead of me ripping it out and re-doing it after handover.. You will definetely need to do this - or accept the risk of things being uninsured; the builders insurance will certainly not cover them. The tiles we originally picked at selections became unavailabe and we were given the option to take a credit and purchase our own, we then kept these at our old house (where they would be covered by that house's house and contents policy) and only took them to new house when they were ready to lay them. Our builder was very good about external work and allowed us to do air con thru a 3rd party during construction - much cheaper for us than afterwards - but again, any damage, theft etc to the air con would not be coverd by the builders insurance. Must admit we didnt insure it ourselves though - we just took our chances with it being uninsured.
