Browse Forums Building A New House 1 Aug 12, 2014 12:58 am I've been going over several designs by builders and the skillion roof is only a frontal feature for most of them and it does not stretch across the entire roofing. A friend of mine had a custom house built which included full skillion roofing which I like, but he used a custom builder which was expensive. I want to find out if anyone built with the more common builders out there and has a full skillion roof? Hi asha, $10K sounds reasonable. Is this for full length skillion roof? I was quoted between $25K to $30K for just the front entrance hallway and theatre room with the skillion roof and raked ceitings and I think that is quite expensive. The rest of the house has the normal roofing. Do you have a photo of that build you mentioned? This was full skillion to whole of house however (and one of the reasons why we didn't proceed) internally it included standard flat ceilings. Had we kept persueing the design we would have liked the real deal skillion with celestory windows at least through the living areas. I would guess this probably would of doubled the price. You are right, I guess the price would then double (or triple).... I managed to find one design by Gemmill Homes called The Grange. It apparently has skillion roof throughout (confirmed this with the nearmap photo of the house lol). Have asked for the pricing and further information....and whether or not the raked ceilings extend throughout the house... Many builders are reluctant as it affects energy ratings. Looking at the floor plan for the Grange, I don't think it's a single skillion. Looks like a double skillion out the back, as part of the raked ceiling slopes north, while part of the skillion slopes south. Can't use nearmaps to confirm this as I don't have access, & Google Maps has such low resolution here, wooh that's bad to look at (I use sixmaps in NSW, free, up to date, & decent resolution). I like a double skillion (lean-to, shed roof, whatever you call it), particularly for W or E frontages. With the roof sloping up to the north (with north facing clerestories), on the southern side of the build, to admit light & sunshine, & the roof sloping up to the south on the northern side of the build for PV. If you have a north frontage, I'd agree with asha, & try to have some living areas at the front, facing north. Also north facing clerestories behind the garage will admit more light into the rear of the house. Asha's right, clerestories can effect energy ratings, as they leak a lot of heat from up near the ceiling. So they have to be designed well, & may not be great in cold climates (or shoud be double glazed). But north facing clerestories can help gain a lot of heat in winter (particularly if the sunshine hits a high thermal mass wall or floor), they can also be opened & help dump heat in summer evenings. If done poorly, raked ceilings can have a negative effect on energy ratings. As there's no roof space, insulation levels must be quite high, as it's extremely difficult to increase this at a later date. I have heard that foregoing the raked ceilings & building a skillion with traditional trusses is cheaper. For these reasons I'd recommend only having raked celings in some of the living areas, & sticking with traditional ceilings in other areas. Do note, I'm no builder, so take everything I've said with a grain of salt. If possible, I'd seriously consider moving your garage to the other street frontage. You'll end up with a house that is lighter, & more comfortable as a result.
