When we did a walk thru, the consultant pointed out that any light fitting that was silver, is the standard light fitting location, all the rest are additional cost. And if the display home has downlights, etc, the standard fitting is a bayonet point. Check bricks, roof tiles, tiling to bathrooms, etc as typically the displayed ones are upgrades at additional cost. At the end of the walkthrough the sales person will give you a quote. Try to include as much as possible in this walkthrough. Re: Display Home Walk Thoughs.. 4Feb 22, 2010 2:27 pm we found it helpful to check placement of power outlets and lights as per the standard plan (disregard what is in the display house because no guarantee you will get the same) and your intended position of things around the house. You will find yourself wanting to add quite a few outlets, move some and convert a few singles into double.. When checking display homes I encountered a few times when lamps in some rooms where just mere components of the furniture due to absence of a power socket nearby.. Some had wires taped over the carpet -- hardly a good idea for an inhabited home. Also when considering components for our house we were surprised to find that default configuration of bathroom did not have any exhaust or warming lamps, so add it, unless a mould friendly environment is required.. The rangehood by default was not ducted - i.e. any fumes it sucks are released back into the room.. Thank you for your help! Don't be afraid to take a note pad and pen and ask as many questions as you want. It really comes down the salesperson (ours was great) he pointed out everything that was an upgrade. If you see something you like ask " is that standard or an upgrade?" do not assume anything. Take a note of the things you would like to upgrade and you will receive a sales quote, you can always add or delete things easily at this stage. The most important thing is to keep in mind your budget and stick to it. In our case the following things were not standard: - instantaneous gas water heater as well as the overall gas option (the default was electricity plus a heating tank... brrrr) - sarking - and we missed it - flooring - will do it myself - driveway - will do it myself and lots more... It is up to you to brainstorm everything and bombard them with questions. Lucky you if you have a good salesperson or consultant - very helpful... Plus make sure they reflect EVERYTHING you ask them about... An example, we asked to add a sliding door between the master bedroom and a bedroom 5, and the amended plan had NO door between but featured bed-5 with a sliding door as the entrance... And plenty of such examples.... A sour one was when a double entrance door converted to a non allowable request in one of the post-contract variations WITHOUT talking to me first...
