Browse Forums Building A New House 1 Feb 22, 2010 9:04 am There is possibly a thread on this, but I am on the worlds slowest and oldest computer, it's taking it awhile just to catch up with my typing...so searching is difficult. We had originally booked in a July start with the hope that we'd have handover at the start of Dec (our children are enrolled in kinder and school here so we wanted them to be able to finish the school year here as they'll be changing schools) and that there would be time to have handover, do the backyard for our dog and then move in before Christmas. Then at tender my husband decided to move it forward to June and now I'm thinking if they're on time this will have us finished potentially in November with still a month or so of school and we'll be living 40 minutes away. So how close are they generally on their 20 weeks, and what happens if they go over their 20 week 'guarantee'? Site scrape in November, shut down for 6 weeks over Christmas (yes 6 weeks not a sole came on site!), came back for 1 week then stopped again as we had a delay in bricks. Bricks were delivered last Thursday ( arrived the exact date given a month ago) yet the house isn't wrapped, errors with window positioning not rectified despite being advised several weeks ago also. I think we are in for a hell of a ride, and not one of the happy stories unfortunately. Good luck - every house is different. It's a fading nightmare now, but one that's still left a fairly big dent in our finances more than a year on. No particular delays, no major issues. The 20 week guarantee is a bit misleading. That seems to only apply to an absolute base version of any house, as soon as any extras are added they all add extra days on to the build time. Your contract will give you the number of days they have to complete your house before they are legally obliged to pay penalties. Bear in mind as well that if you are moving in around xmas time you may have real issues with getting any trades quickly. We struggled with driveway and most of the fence guys were booked up a few weeks ahead. You would need to get in quotes early ready for handover. Good luck. There were a few weeks of mucking around to get a start date but from then on, it's been rock 'n roll. And that was over Christmas mind you. I'm the same as you, Prestige single storey. Only other additions we've made are sliding doors for wardrobes, door to study, door to ensuite, double doors to between dining/formal lounge and door to hallway. Oh and kitchen pantry upgrade and laundry overhead cupboards. Oh and extra insulation and double glazed windows. I think the tender guy said to allow an extra 30 days? Started on site the first week of September and handover is scheduled for thursday 25/2 - so a week or 2 short of the 20 week cut off allowing for the christmas break. We had a SS change, 1 week delay in bricks and caved in roof in the master and garage which all up added about a month to what it would have taken without. I have been been advised that handover should occur in the 3rd week of March so 23 weeks for a single story 38sq including 3 weeks of wet weather before slab was laid and christmas shutdown. Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget.
