Browse Forums Building A New House 1 Aug 12, 2007 10:47 pm I have just received a Rates & Charges notice from the council on my land (no house yet) and noticed that the site value is almost 20% lesser than what I had paid for.
Was wondering if anyone is (has been) in a similar position, and is it worth the trouble (and how successful) to write in to request that it reflects the amount I paid for? Forgive my ignorance but my other question is, why would I have to pay for council rates & charges for an empty piece of land? Even though it's empty, I think they still have to look after the road and other infrastructure. It's almost impossible for council to charge 2 different rates: 1 for empty blocks and 1 for those with house. So they just charge a rate based on your land size/value. Basically waste water and rubbish removal costs were excluded until the occupancy certificate was issued.

Land is valued at $501,000 and I only paid $370,000 for it. Council are making a mint out of me!! Needless to say I'm in Sydney You can put a notice in for review of the land value from the Valuer General but they only consider a review within 30days of the latest round of valuations. Mine was in 06 so no chance of a review. Ring your council and ask for the domestic waste charges to be removed, as you aren't living there. That's what I'm going to do! basically the valuer general does the valuation based on their worst case scenario with all properties in the area being averaged before they do a value per M2. So generally each block is behind the current Market value is - ie what you paid or would like to sell it for. So as pe the other posts - don't complain. If it was shown as a higher value - they would be charging you more as the rates are normally caclulated as a percentage fo the land / property value. Whooohoooo dont do a thing the lower the council has your property the better!!! I wish they would accidently lose my property altogether so I dont have to pay any rates. Pay less fees definitely helps; more so with the recent rate hike. yikes!
