I'm not sure what height your ceilings are supposed to be, but if you didn't increase the height, and just have the standard ceiling height (2400mm), you might not get a choice but for them to redo them. I'm sure there is a standard/building code that the ceiling height must be, and anything under that does not comply. In my experience - my parents doing a reno atm, they had to dig down to increase a ceiling height in a couple of bedrooms to met the regulations. Ok - just did a quick google search - and this came up in the Building Code of Australia "in the BCA is: Ceiling heights must be not less than 2.4 metres in a habitable room" Hope it helps. I could understand not wanting to rip them down and having to wait again but I guess it depends on if they are lower than the 2.4 in which case they will have to redo them However, if you upgraded them and they are still over the 2.4m but not as high as you paid for I would ask for the money back on the upgrade of the ceilings. If they are lower than the 2.4 maybe try and seek compensation for the time it takes for then to replace them. Re: ceilings are too low 4Feb 20, 2010 9:48 am If you asked for an upgrade and they didn't build as per the contract for this, I'd not only ask for the upgrade money back but I'd try and estimate just how much having high ceilings would be worth if you were to sell the house. ie: what's the real value of having high ceilings. Maybe ask a local real estate agent? Need to be rectified to bring to standards. It's not a matter of compensation for what would of been, as its classed as uninhabitable so technically no longer a room. Have to say in all my years in the building trade this is very unusual for a builder to get this wrong. Is there more to this story? The big issue is that the certifier be it either council or private may not give final or occupation certificate and therefore you will not be able to move in. I would speak to the certifier asap. By the way I am a builder and this is the first I have heard of this. Is it a project home or a private builder?
