Browse Forums Building A New House 1 Feb 19, 2010 10:57 pm Hi all, I'm a new poster and blogger and have been a keen reader for some time. I thought i'd also put up some info on what we're building and introduce ourselves as future residents of Laurimar. We're building a H@nley Monterey Q2 in the Maples Green and we bought the last block in stage one in Aug 09. We've had problems with our tender for some time and it has taken a while to sort through these. We have now signed a contract to build and hopefully we'll start on site in March. Just briefly, the house is a 4 bed + study which is a 30 Sq with oversized garage and the facade is a hybrid between a Cremorne and the Eddison which means the plan has a large porch along with a covered verandah sweeping around to the master bedroom and incorporates exterior double french doors. All windows to the front are going to have timber frames (Mahogany stain) and the garage door, similar (dark wood red). Our chosen bricks are Daniel Robertson red blend brick and the roof is colourbond Monument (dark grey with a tinge of green). Evap cooling, zoned heating and solar hot water are all inclusions. The house will have the luxury upgrade pack included. That's just a small preview of our house. More to come soon! We'll hopefully have a site scrape in a few weeks. Fitzy, sorry to hear about dumped dirt. It's a shame! You don't want neighbourly tension before even starting! Maybe it's something the excavators would do and the owners not even know. We had 2 bags of rubbish with nappies dumped over the fence some time ago. I found some evidence (stupid) inside one of these bags so I know who you are!! Then again, maybe it was someone else dumping your rubbish on my block! Very unAustralian though! So selfish...we've had the same problem on our block and now the builders from next door are adding to the existing pile. Re: New house in the Maples, Laurimar 9Feb 20, 2010 10:57 pm Hi James & Elisha, Congratulations on choosing to build the Monterey Q2.....what a beautiful house it is!!! We too are going to build that house...we haven't signed any contracts as yet.....we are waiting for our land which should be ready around Oct. We also like the idea of opening the house up more and getting rid of the part wall they have separating the living room from the kitchen.....i feel it just closes the room off and makes it feel much smaller that way. The only thing I haven't decided on yet is if I should swap the laundry around like you have. We will be having tv's in both the casual and living/theatre and as we have children and will probably have both tvs on at the same time quite often. So my only concern with having both rooms directly next to each other would be the noise factor. What were your thoughts on that??? I would rather not have to have doors on either room as I still want the house to be nice & open plan so I thought maybe it is best to leave the laundry where it is separating the two rooms. Do you think you would get noise from one tv travelling into the next room and vice versa??? Look forward to hearing more about your build as things progress.....the best of luck to you!! Re: New house in the Maples, Laurimar 10Feb 21, 2010 1:17 pm Thanks We've decided to have soundscreening in the walls and have moved the wall between the Casual and Theatre forward so that it aligns with the alfresco. This way we can put a door on the theatre at a later stage if we feel it's necessary. Our casual room will really be the lounge room and the Theatre will be our most used TV room. No kids yet though. I like the idea of having the laundry close to the garage and internal access into the laundry because you can close it off, ie shoes and dirt being dragged into the laundry instead of the entry hall as this will be a high traffic area. Access to water and a basin is close to garage also considering we'll have a workbench. All the best with your choices! Building in the Maples, Laurimar. I have to say we have been chatting with a couple of the locals through H1 and every one seems very nice so you might be right it may have been the excavators. Yeah, be great to have people around once building is finished. It does sound like we have good neighbours. I just can't wait to get this house started! We have council dispensations approved and hopefully we'll get developer approval tomorrow. I thought that we'd have unconditional approval also today, but found out that the builder sent the wrong info argggh ie, the first tender document was sent to the bank and it was only just picked up. I don't enjoy administration, but have to expect delays. So we have to go through the same approval process again with the correct tender price. I hope it's right this time. I hope you have a speedy approval after the errors you have encounterd, we also had minor hickups with the builder having to re apply for developer approval due the pre extension plans going in (oops!), but the end result was all good and only added 3 or 4 days, so heres hoping that yours comes through promptly so you can get started very soon!!!! I will find out because it'd be nice to know if they know anything about it. How can rubbish just appear over the back fence into the corner. It's not windswept, it has to be dumped by someone with no morals. Yeah and it was full of maccas rubbish and young children's event timetables. Even had maternal ward information in the rubbish. Problem is their kids end up like their parents more often than not. Poor kids. Let's see some good come out of this. I'd like to find out if these people actually dumped their rubbish and why. I had a sneak at your blog and I love your house plan. I am planning to build the Lexington Q2, but after looking at your plans I'm having a re-think. Can i ask you what you thought were the stand out features that really grabbed you with this floor plan over the others? Re: New house in the Maples, Laurimar 18Mar 01, 2010 9:31 am The Lex 2 looks great also. Similar plan to the Monterey as well. We liked the open, spacious feel of the Monterey and having the alfresco at the rear so you can start from the entry and look down the hall to the alfresco at the rear. I also liked that we could do alot with the options the monterey gave us. Ie, moving around rooms. We liked the idea of having a large open area, meals/casual/kitchen to make it a larger living area and still being able to open it further through the use of alfresco doors. We like the idea of tucking away the other bedrooms and having an escape to the back tv room without it being too far away from the living area. The laundry is easily accessable from the garage and outside and is still close to the living areas without being too close. I want to use the casual room as our lounge room and have a fireplace as a feature opposite the kitchen. We like a house that flows and the monterey feels like this. We chose the 'smaller' house to have a bit more room out in the backyard without feeling cramped but having a large 'living area' to make it feel bigger. We're still finishing off the admin process and have had a few small hiccups, but sorted now and hopefully have a start in a few weeks. Building in the Maples, Laurimar. Whoo hoo, dispos from council hopefully tomorrow. Small milestones but excited. Getting closer now. We had a few hiccups with the bank but all sorted now.
