Browse Forums Building A New House 1 Feb 19, 2010 12:37 pm We have finally received our Building Contract - yay! Our build time stated is 210 days. Do you think this is average? Does anyone know what determines the build time? Does every builder have a standard build time or is it the house you are building that is a factoring decision. Our house is lowset (300sqm). TIA Re: Build time on Contract - is this average??? 2Feb 19, 2010 12:47 pm mines 260 days i think. they always overquote to protect themselves. Re: Build time on Contract - is this average??? 3Feb 19, 2010 12:55 pm n&n02 Does every builder have a standard build time? ...... or is it the house you are building that is a factoring decision. Im not sure about a standard build time but the house you are building would definitely factor into the decision. The difference between a single storey home and double storey can sometimes add on up to 6 months to your build. Re: Build time on Contract - is this average??? 4Feb 19, 2010 12:56 pm Mines 250 days i think (either that or 270 days). It gives the builder plenty of time to get your home finished. viewtopic.php?f=31&t=22766 - my build thread! Time waits for no man. Unless that man is Chuck Norris. Greg Re: Build time on Contract - is this average??? 12Feb 19, 2010 4:06 pm Double storey, 42 squares was quoted at 310 days. Currently on Day 88 and according to our SS, got roughly 60-80 days to go depending on supply of contractors - we are doing carpets, "dry area" tiles, blinds and concrete ourselves though. I am not too fussed really. Am hopeful but not expecting them to achieve that. 28sq home. Cheers Re: Build time on Contract - is this average??? 15Feb 19, 2010 10:33 pm Looks like we are winning with 375...........double storey 375sqm (or more likely losing) Re: Build time on Contract - is this average??? 16Feb 20, 2010 9:04 am Mine is 350 square metres, so fairly large too. Re: Build time on Contract - is this average??? 17Feb 20, 2010 10:22 pm 365 WORKING days. And they are taking every bit of it .... sooooo slow. Looks like we will be moving in on working day 364!!!!! Building 2 storey house in Western Australia with 2 storey project builder. In WA our houses do take longer as they are built differently to the eastern states, but still I think our particular builders is very, very slow. Re: Build time on Contract - is this average??? 18Feb 20, 2010 10:26 pm Wow, that's quite amazing. Not including holidays if you only include weekdays there are 260 possible working days in a calendar year. If you include saturdays in that, there are 312 days. I can't believe you signed that contract;) I suppose you had no choice?? Re: Build time on Contract - is this average??? 19Feb 20, 2010 11:30 pm Gpierce, yes it has been one big learning curve for us. We were assured not to worry about the building time in the contract as they were building houses a lot quicker than that, but just had to cover themselves as when we had signed it was just at the end of the huge building boom period but was advised things are a lot quieter now blah blah blah ..... lesson learnt. DONT' TRUST ANYTHING SAID VERBALLY, GET IT IN WRITING. We signed our initial contract (PPA) February 2008. It took them 6 months to get the plans finally sorted ... we had warning signs then, but still thought everything would be ok. It's been a very stressful build, but the end is in sight, and the house is looking really good. They have made major stuff ups, which has caused all the delays, but we are getting there. I don't want to be too negative as I want to be able to live in our house and love it and not dwell on our arguements and stress we have had due to our builder and their attitude and workmanship quality. (Now waiting for the 3 toilets installed to be replaced ... they installed the wrong ones ... , just a sample of one of their mistakes) But hopefully people reading my posting and are about to sign with a builder in WA, may learn from our mistakes. Check wording that it clearly states what type of days they are talking about. Re: Build time on Contract - is this average??? 20Feb 21, 2010 10:11 am Thanks everyone for your replies. I don't think 210 days is that bad after all now! jaelee - sorry to hear you've had a stressful experience . All the best with the rest of your build and hopefully you will be enjoying your new home really soon. Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17615 You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 16567 9 24814 |
