Just starting process of building with plunkit. WE are just at the beginning, starting with plans, hopefully things will get moving from next week. Anyone else building with plunkit. Look forward to any feed back.

We are finally pleased with the plans and we are going to working drawings stage. We are building on a rural block so we have to get electricity out to it, telephone, provide water tanks and septic tanks, as if there isn't enough to think about. We are in the process of getting a quote for the electrics, my husband is going to do the trench, about 130m long to put the cable in. We cannot locate where the junction for the telephone cable will start so I have to contact ? telstra to try and find out where we begin from. All very exiting but also very stressful, still rather be stressed and doing it than calm and not. Cheers, toby. Re: building with plunkit perth 4Feb 20, 2010 7:40 pm Hi, we too are building with Plunkett. we have a rear block in Riverton, south of the river. We signed with them in Oct 09, and the siteworks/slab should be going down next week, which is exciting. No major issues so far, plans were re-drawn a few times and didn't take too long. All the variations we asked for came in at reasonable prices. The only shock has been the expensive site works, but i guess that is to be expected giiven we are building on a rear block which needed cleaning, raking,compacting etc... we just hope the build starts soon (given we bought the land in July 09), and that there are no major issues with it. I have never built before and have no idea how much site works can come in at. My husband reckons they should be no more than $10,000, I was hoping around $5000, am I being naieve? Hi Toby, Depends on where you are building. $5k is probably bare minimum for a sandy block with no rubbish or fill required. I think this is around what it cost me to build my last place in Harrisdale (near Canning Vale) where the block was already clear and level, no major obstacles or rubbish. Anywhere there is rock, rubbish, clay, car bodies, etc and they need to take it out and bring in clean soil or build retaining walls etc you can be looking at $10k - $20k in siteworks. Compare that to my current build up in the hills, where there is lots of rock and a sloping block and it will give you a heart attack! Plunkett quoted me $30k more (provisional sums) than the contractor I have got doing it, so it will give you some idea of the cost of siteworks in other areas. The contractor I have doing it is also doing me a shed pad and water tank pad in his price. That said, I knew the approximate sums I'd be looking at to build a house and paid a bit less for the block. Hope this helps. Site classification - A No sand pad required Recommended footing detail D10 Wind classification N1 I have been looking at laminex range for colours then found out yesterday I have to look at Deco Foils for my colours. Has anyone else had to do this? My appointment with colour consultant for tiles is Tuesday 13 April and Pre start Wednesday 21st April. WE have not received our plans yet but are assured they will arrive before these dates. I have got to make a couple of changes to the plans at pre start. So exiting. We are also getting a doberman puppy in 2 weeks. I am as exited about getting the puppy as I am about building. I wanted a doberman to give added security on our rural block. However our site cost allowance came back at $16k. I'm going to raise the question at our prestart appointment. I havent't heard Deco Foils before, we are still using Laminex & Formica. we had colour consultation appointment 2 weeks ago and weren't told about this. Good luck! There was me getting all exited and wondering what upgrades I could spend my money on. I will have to wait and see what our estimates come in at. I will give plunkitt and call next week to clarify the laminex / deco foil. I Had wanted to go with the espresso ligna laminex so it would be great if I can still select from that range. We are building on a rear (battleaxe) block, in an established suburb south of the river. Our site works were quoted as $23'000, but have already risen by about $4000 due to items found in the soil, and an increase in stormwater disposal costs. I had budgeted $20'000 for site wroks, due to it being an old rear block,,,so its gone a bit over, but heres hoping no more. PS: we have our slab down and brickworks should start next week ! Re: building with plunkit perth 12Apr 04, 2010 4:25 pm toby bear in mind that our site cost allowance includes extra charge of $2,500 for material handling tight site (our block has only 10m frontage) and we are getting soakwells done from plunkett as well for $3,850. so your site costs may came out lower than ours. I will let you know how we go at prestart. alexjohn, congrats on getting the slab down..! let us know how they go with the brickworks. The slab looks excellent, as far as slab goes, and everything they said would happen, has happended on time. ie: soakwells, temporary driveway, plumbing etc... Hi again Toby, I just dug out my building contract from the build I did in 2008. The site costs were: Earthworks (cut/fill/remove light vegetation) $1550 Water Mains $725 Sewer Connection $450 Electrical run in (single phase) $1200 Survey repeg $390 Soil retrieval probe $550 Total $4865 All the extra costs do incense me a bit, like difficult access, difficult digging, site loadings, etc. It almost seems like anything that requires effort is charged extra! Re: building with plunkit perth 15Apr 06, 2010 10:04 pm toby we had our prestart today. asked about the high site cost, however they said the amount was quoted by the contractor but if there is any excess, it would be refundable. our electrical variation came to $2k. and we will get the costs for other variation next week - was a bit dissapointed as I thought we could get the prices straight away. so we just put down everything we want to upgrade and have to make the selection once costing is done. I am contemplating getting a quote to have an alfresco added, that is if you can make such changes at pre start. We have got our colour selection next week. They still cannot confirm with me whether I choose from laminex or deco foil range. I phoned the cabinet maker from the file which we were given and he said I would probably be better going with deco foil as he thinks they will just colour match a laminex colour to the closest deco foil colour. Re: building with plunkit perth 17Apr 07, 2010 8:55 pm toby yes to my understanding each item will be indivudally costed so we can make selection on which items we want. so it's better just to put down everything you want and decide later. i'm pretty sure you can have alfresco added at prestart, we also made some structural changes, such as changes of window size, and the cornice opening for the hallway. however, these changes would need to go to council again for approval. good luck for your colour selections. will you be having it in Perth? we had one with a lady called Amanda. She's pretty good. Re: building with plunkit perth 18Apr 13, 2010 10:30 pm hi toby, how did you go with your color selection? and have you had the site cost allowance back yet? i've been waiting for the prestart costing, but no news yet. We are not impressed with our customer service officer, she never replied our email and doesn't return phonecall promptly. Seems like the holdup with plunkett is in the admin section. 1 4671 2 3001 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13098 |
