Browse Forums Building A New House 1 Feb 18, 2010 12:59 pm Hi guys, we have been saving like dogs the last couple of years and after looking at so many home displays and then last night stumbled across a reviews forum. Now, I'm not one to believe everything but I am not ready to part with money if it means we are going to have a home built that will only last 10 years.
So we wanted to go with a particular company, actually my partner loves a home they have, he really loves the layout, as its open and no one is locked away in the corner somewhere, I've been researching and looked at Genjusho. We want a home that will stand the test of time, we are currently living in a 70 year old home which is falling apart, we just want clean living, eco friendly and able to handle our children and maybe future kids. My partner just paid off the house and we have always spoken of knock down and rebuild, something with a pool so we can just hang out and relax around the house with the kids. We are so confused and hear so many horror stories plus we want a really good hearty solid home same as anyone, I'd hate to part with all that cash just to get a lemon. Any one out there have a that's solid or a Genjusho family homes around say the 250 - 300 mark. Thanks guys, sorry to have kept it so long, cheers
Re: Looking for a good builder (CONFUSED) 2Feb 18, 2010 3:08 pm I spent the past 4 months looking around for a builder and will be signing tonight a contract with Genjusho. We will be start building in two weeks time. At this early stage I could not speak more highly enough of Genjusho... The communication has been outstanding..... At this early stage I would recommend Genjusho and I am confident I don't think I will change during the build... Cheers, Re: Looking for a good builder (CONFUSED) 4Feb 18, 2010 8:25 pm That's fab seals, well, I had a look at their gallery and really liked what I saw but my partner he's a bit funny like that because he thinks everything and anything that good will cost an arm and leg, but then better to have something solid and pay a bit more than something cheap and nasty. I'd love to keep in-touch its more the quality of the build if anything, I'm stressing about, our 70 year old home has stood the test of time for all this time and this is the type of build we are looking for. I agree with you Ari and there are so many unhappy people out there complaining about scratches on doors which I think is a bit ridiculous, that's the other thing is that they are building so many houses so the pressure would be pretty intense...LOL. Re: Looking for a good builder (CONFUSED) 7Feb 19, 2010 11:05 am Hi all Heres a little piece of advice that i wished some one had said to me before i built If you want something to be done so you dont get problems later on with your building process this is what you do .You get it written into your contract ie ,if you want straight walls ,straight cornices,square corners , tiles with colored grout anything you can think of that you want the standard of your new home to be built as. You have to have in writing before they start ,no matter what it says that the standard of your house is going to be, get all those things that will bother you later. In WRITING,because if its in your contact it has to be done properly.In our contract it was called the eleventh schedule and that was it. We did not know that it is the place where you write in the specific details of what you want your home to be built like ,no one tells you till you complain and then you get,well it,s not in your contract,. in the ELEVENTH SCHEDULE so im sorry you will just have to live with it .We built in S.Aust ,oh and a cup of coffe and a beer for the tradies after work brings great dividends (usually) If this is a custom build then I would expect the builder to set out the door frame closer to the wall to avoid the gap between architrave and the wall and or specify… 9 8306 Hi team, Im looking for a second hand sd4b monitor preferably white. 0 8923 Really tight at the top of the stairs- how to get furniture into those rooms?
