My wife and I have fallen in love with this house: http://www.broadwayhomes.com.au/thebogart.html But the cost to build seems to be quite high for what it is, so we are wanting to take a similar design (modify it obviously so as not to infringe copywrite) but probably smaller and with the garage at the front. Now I know that costs per sqm are a dangerous metric to use, but I would like to know if anyone thinks that something like this could be built for under $1200/sqm? The house is in Perth, so obviously building costs are different across the country. I really don't know how it all works, so any advise would be handy. The other thing is that what are you going to put into the house? Whether you want all the rendering, fixtures, downlights and the fancy stuffs on the display house or you just gonna build very basic house with 4 walls in each room and nothing much fancy. Re: Private Builder & Costs 3Feb 20, 2010 6:05 am As you stated, cost vary across the country, in Sydney I have found that the Private builder costs are at least 50% to 100% dearer than the major builders. And Design and Construct builder's who already have a small range of houses that they base off and modify are about 25% more expensive. I disagree that sqm rates are a dangerous way to price a house. Find a builder that builds at the price per sqm that you are happy to pay, and approach them with your design ideas. But remember quality costs no matter who builds it. To build the display home as is, is $750k. The house as it stands is 400sqm. They do a smaller version of 300sqm for $390, but that's 300sqm with a lower roof pitch and 28 courses instead of 32. Other than that it is the exact same spec. We were hoping to be able to build something between 350sqm - 400sqm. Spec wise I really don't know what to do - I don't mind if I have an 'average' fitout. I can do the tiling / flooring etc afterward for cheaper than what they can. How's that for vague? Cheers Jono If you already have a contract, is the inspection cost stated in there?
