Browse Forums Building A New House Re: Building our new home in Hornsby 121Jul 21, 2010 9:10 pm Well, after 11 months, backwards and forwards, trials, tribulations and stress...... WE GOT OUR APPROVAL! Funny feeling really. I guess that I should be overjoyed but I think I am just relieved. Working 7 days straight this week, but I think Sunday evening may see the consumption of some of Bundaberg's finest! Just getting the last details sorted with regards to cladding etc. Then within a few weeks we will be on our way. Hopefully we have hurdled the worst of it. Will post more as we get it. Hi Micks, You jealous of the room or the scantily clad bikini wearing beer hostess? Be honest now! Sorry, just forgot to be politically correct for a moment. Forgive me! Greg Re: Building our new home in Hornsby 127Jul 21, 2010 9:34 pm bel Wooooohooooooo Greg!!!!! Fabulous news!!! Congratulations!! So, when do they start Hi Bel, Well, I was told that the excavation contractor was out on site today having a good look over the site. We have a few little things to sort out and then I hope kick off the build. I am hoping within 3-4 weeks, but after 11 months I don't hope for much any more. Just roll with it and save what pathetic hair I have left! Greg Re: Building our new home in Hornsby 129Jul 21, 2010 10:18 pm Congrats on the approval hope you get a start real soon. Appreciate the comments. Received a quote to use the sandstone cladding on the whole house. Came in at $52K, which is kind of where I was thinking it would. More than I really wanted to spend, however, and as most of us know, this all comes down to dollars and cents at the end of the day.... Now it is just up to our builder to work out the cost difference. His first comment was "gee, that's expensive", but I really want to qualify what the difference really is. He needs to be mindful that this is an insulated product, so eliminates the need for wall insulation. It also does not need painting and from my understanding, the Scyon cladding (installed on its metal track system) is not far off the cost of bricking. Given that I have been told that our bricks would probably cost $2.50 to $3.00 each brick laid and cleaned (told this by a brickie and not the builder), I was thinking that the prices should be fairly line ball. So, throwing it open. Anyone with ideas as to how much their bricklaying actually cost? We were quoted an additional 3K or so for the bricks that we chose, so I would have thought even at $2.50 per brick averaged across the lower level at $30,000 plus the Scyon cladding which would be about 10-15K minimum plus the painters plus the insulation, it should be close. Any feedback about your actual brick cost per 100 laid would be great. Thanks. Will let you know how we get on. Cheers Greg. PS, we chose the PGH Blue Steel Flash for our bricks. Re: Building our new home in Hornsby 134Jul 23, 2010 5:55 pm micks_k Great news!! P.S. I'm so jealous of your home theatre. Hi Micks, Kind of a labour of love the home theatre. Have been an enthusiast of all things audio visual since I was about 15. Please let me know if you have any questions...happy to help you out with any tips if you can get permission from your financial controller / handbrake / she who holds the purse strings to build your own room. It can be as expensive or cheap as you like. Offer is there if you are keen. Can point you in all the right directions. Greg Re: Building our new home in Hornsby 135Jul 23, 2010 7:21 pm I'm a bit of an AV fan too. Didn't have the space or budget for a dedicated home theatre room. However I did plan the family room to be movie friendly. Eg. Rear speaker pre-wire, window placement to avoid reflection and turned the wall behind the TV into feature wall with a darker paint colour. Are you doing any sort of av distribution in your place? Re: Building our new home in Hornsby 136Jul 23, 2010 8:24 pm G'Day Mick, Firstly, I have to say that I love your entry area. Huxley really do them well. Split level homes just have so much appeal on their entrances and Huxley have it right. The Monash is one of the most impressive entries I have seen on any home...love it. Anyway, sounds like you have put some thought into setting up your room for future installation. Not sure if you are interested in using a projector, but if you are, it may be worthwhile having a power point on the ceiling near the centre rear of your room and maybe running some conduit (2 x 20mm or more) to allow the running of cables through your walls. Maybe a bit late with your drywall up but sounds like you have your wires done. I am not really into piping music through the home. This is the Ipod Generation mate! The idea of having a central music library is not really necessary. We have a really nice Ipod dock that sounds great, and at a couple of hundred each, they are a cheap way of having music in each room. I will be running my own CAT6 cable throughout the home for data points in the rooms. With regards to video, we are going to have all of my expensive equipment in the Home Theatre room. I have a biometric lock which I will install (to keep little kiddies from trashing my room). Will probably have a couple of plasmas or LCD's downstairs, which will just have a DVD / Bluray for normal viewing. I imagine that this will be where we watch most of our TV and movie nights will be in the Theatre. I have an HD Set Top Box for the projector for watching the big sports on the big screen. Man Land! Cheers Greg Re: Building our new home in Hornsby 137Jul 23, 2010 9:16 pm Thanks for the compliments on the house. I'm really happy with it. I just hope it gets finished in the month or so without the problem some of the other Huxley client seem to have. I agree music distribution isn't really necessary but I plan on feeding video from the lounge through the house by feeding a signal back into the antenna splitter box. I don't want to pay for an extra Foxtel box and don't have the space for it in the bedroom. I also have a bit of Cat6 running around the house from the study to the lounge, rumpus for streaming, gaming, internet etc but didn't think I would bother laying to the bedrooms. I was thinking wireless would be enough for any network activity in the bedrooms. Sounds like you've got some nice high-end equipment. I've currently got an Onkyo Amp and 50 inch plasma and basic set of speakers. I "hopefully" will be looking for bigger TV at some stage soon and a new set of speakers. Mick Re: Building our new home in Hornsby 138Jul 25, 2010 6:21 pm Sandstone Cladding not an option Hi all, Well, we finally sorted things out with the builder and came to the realisation that to sandstone clad the house would add over 15,000 to the cost of the finished home. That would make a good dent into a pool for the back yard and we are prioritising accordingly. So, we have put that one behind us. Still not sold on the Scyon cladding due for the need to have it painted in the future. Making a couple of enquiries into other materials, but I have a feeling that we will end up with the Scyon. This is what we are approved for at the moment with Council, so to resubmit after 11 months of battling is not an option that holds much appeal. Austral have a terracotta cladding which requires no maintenance but I am still to find out costing. Will keep you posted... Greg Re: Building our new home in Hornsby 139Jul 25, 2010 6:51 pm shame, oh well, a pool is a pretty good alternative. I am sure you have done a search re the product (search.php?keywords=Scyon&terms=all&author=&sc=1&sf=all&sk=t&sd=d&sr=posts&st=0&ch=300&t=0&submit=Search) and I know you have done a thread about it, but isnt there anything out there that doesnt need painting? what about Axon Panels? do they need painting? what about plaster with the paint through it? I am sure you will find something even better than stone... these types of challenges always bring the best research out in us good luck! Re: Building our new home in Hornsby 140Jul 27, 2010 10:22 am Hi there Kiwi, Your plans are looking great. Love those doors coming off the master bedroom! 4000 metres is a little small for my liking We are happy with our 676m! Well, we have eliminated the terracotta cladding. I kept trying to find out how much it was, only to be told of the maintenance benefits. Finally, we discovered that it was about $500 per square metre. That's about $450 pr square metre too much and would add about 50K to the build costs! So, we are sticking with the Scyon cladding, putting the money towards a pool and just moving on. Another compromise along the way.... We looked at Colorbond steel, which I am not a real fan of when mixing with brick. Looks nice with render and other materials but I am not a fan with brick. Even that added over 6K to the cost. Anyways, we are hoping for a peg out early next week and then we can be on our way....
