We too had many variations of the floorplan, and it is so disappointing when you have an idea in your mind, and the final plan is so different. I got to the point of hating ours. I have gotten over it, and now can't wait for the house. It frustrates me so much to hear what people have to go through with compliance development, nice idea to simplify, but in practice, it seems more difficult than your standard DA process. Hello all, firstly, thanks again for the words of encouragement. This really has proved to be a very frustrating process, pretty much from day dot. We had issues with the finance side of things due to Banks causing problems with valuations on sold properties, delays in deposit bonds leading to late settlement payments, a very long gestation period for the plans (September 2009) and then much backwards and forwards between the Council, the builder and us. However, after speaking to Honsby Shire Council today, it would appear as though we are but a few days away from getting approval. Being a Complying Development, the process is quite streamlined after the granting. Our paperwork should be processed and approved by Moday next week, maybe even TOMORROW!!!! Yippee Anyway, our first reaction, sadly, will be one of total relief rather than excitement. I think that will return, once we start seeing some progress with our build. Thought that now may be a good time to post the finalised plans. There is one possible change, which is something I was going to post here to see what people think. Without further ado.... Here are the internals. Slightly changed due to some soundproofing measures for the home theatre. We also lost the Alfresco area, which has become a covered deck. I really love the look of sandstone and I think it would be really striking on a contemporary home with flat roof. Opinions???? I love our brick choice but I am not sold on the cladding, which will need to be painted. Given that our home will have decking, pool etc and being quite high, future painters will require scaffolding. Extra dollars and would add about 5K to the paint job. We are still waiting on a price for construction but really would love a second, third or as many as possible opinion/s. LOL Actually, the rear elevation has been changed. It is now fully clad on the top storey. We ended up in a dispute over the depth of the top storey. We needed to be 8 metres off the rear boundary and we were 7.8. Happy Days. Cladding needs to be painted though.... bummer. It's not a media room but a dedicated home theatre. It will be soundproofed considerably with double doors, double layers of gyprock which are specially sealed, double skinned floor, double layer ceiling and special acoustic clips to 'decouple' the gyprock from the studs. This is the most effective way to stop sound leaking from the room. The Theatre will be fully lined on all four walls with an aubergine material. The front wall will be shrouded by a fabric coloured false wall, behind which will be the three front speakers and two large subs. The large 150 inch screen will be mounted to this wall. There will be an additional four surround speakers used to give an authentic cinema feel and the two rows of recliners will be on different levels so that everyone gets a perfect view. Full HD projector will be hung from the ceiling. There will a small stage for aspiring Sing Star champions to stand and deliver...no names! All equipment will be hidden away in the closet, which will also have soundproof doors. To me, this is perhaps the most exciting part of the build. Here are the pictures of the proposed design.... I think the levels will work well. If you have a look at Stonecutter1309 thread/blog, I'm pretty sure she has used the sandstone cladding the same. Thanks for the responses. Thanks Bel for the link. I had previously being PMing Stonecutter about the material and after almost a year of installation she said that they were very happy with the product. I found it online a while ago. As far as cladding goes, it is not cheap. However, the design of the product means that installation costs are much cheaper. Genuine sandstone goes to above $400 per metre squared. This material is about $160 metre supplied and installed. As to budget of the sandstone, we did have a quote on one of the previous designs (42 squares as opposed to the current 38 squares) that came in at $53k for cladding the entire house, supplied and installed. I had pretty much dismissed it there and then, but I had a chat to a friend who would be doing the brickwork for us, who estimated that our bricks would cost between $2.50 and $3.00 each laid. Multiply that by 15,000 due to the large drop edged beams and we are not far off. The Matrix cladding is expensive as well, being not much less than the bricks. From my understanding, the sandstone cladding is an insulated product as well, so this would negate extra wall insulation and being lightweight, we would save a little on footings and slab design. SO, it is all being nutted out between the material supplier and the builder to see what they come up with. Personally, I would love to do the entire house in the material and maybe render the front portico area in a striking colour to contrast. More details to work through! As to the home theatre, it is definitely a bikini and not underwear the girl is wearing. I am not going to get embroiled in a debate as to whether it is underwear or swimming attire. Enough for me that it is of a minimalist nature and absolutely acceptable for theatre attire as far as I am concerned. The screen image is just a template on Google Sketch Up. Thanks again. I assume you have some low/medium density insulation planned for the walls and ceiling? Take care to install the ventilation ducts in a manner that will maintain sound isolation. I was planning to use fluffy fibreglass insulation in all the walls. Generally, walls are fitted with R1.5 batts in new constructions, however I would estimate that the R3.5 batts are probably cheaper at the moment, based on them being dumped after the failed Federal Government insulation scheme (Don't ask Ted, You have Obama to financially cripple your country, We had Kevin Rudd.) We are undecided as to whether we will be using ducted air conditioning for the Home Theatre to eliminate sound leakage. I actually have a small split system that I was planning to use. That way, there would be no transference of sound from the vents. I wasn't planning to use Soffits, as I have only 8 foot ceilings and I thought that it may eat into the available headroom. The rear row of seats will be on a 30cm (12 inch) riser and I am 6 foot 2 inches so I really don't want to be that close to the ceiling. What do you think? Split system air conditioner be OK?
