Browse Forums Building A New House 1 Nov 30, 2014 6:42 pm Hi We are building a single storey home in Sydney and are at slab stage at the moment. Framing should hopefully start this week. Our SS has mentioned that we may or may get roof tiles before the tradies knock off for the Christmas-NY break. They knock off on 19th Dec and some of them don't return till after Australia day !! So I would like to know if they frame is left exposed during the part of December-January period, what effect would it have on integrity etc ? December and January can be scorching in Sydney with temperatures touching 45 degrees during summer for consecutive days. It can then rain for couple of days with drastic fall in temperature. 1) Is there any cause for concern ? 2) Is there anything I can ask the SS to do to somehow minimise the effects of elements on the frame ? Re: Leaving frame exposed for few weeks - heat / rain 2Nov 30, 2014 7:23 pm Hi, certainly can get hot in Sydney! Who's the builder? Are they doing a few in your estate? Most of the bigger builders are back at it in the first week of January. Take the advice of the SS (although of course they're going to your company line) but I've seen exposed frames with little or no effect left for considerably longer so I hoe you'll be ok! He said that frame needs water to 'grow' anyway.... What does he mean by that ? anyone ....... Re: Leaving frame exposed for few weeks - heat / rain 5Dec 26, 2014 4:40 pm We're in the same boat. The frames I wasn't as worried about but the floors I was... but have been told that there is a wax coating that is meant to protect it for up to 3 months in the weather. I assume that this is all very standard stuff. I plan to get a building inspector in at framing stage anyway to get things checked out so we'll confirm with the inspector then. Re: Leaving frame exposed for few weeks - heat / rain 6Dec 26, 2014 5:24 pm Floors ? What floors ? I checked your blog and in the framing time-lapse I can see the tradies lay some flooring. Is it just plyboard ? BTW the time-lapse videos are super-awesome! How did you do them ? Re: Leaving frame exposed for few weeks - heat / rain 7Dec 26, 2014 8:56 pm Our SS, who is also a carpenter said that it is very important to get the roof on and bricks up as soon as possible as the weather is not good for the timber frame. They will continue to shrink until all moisture is gone. Best to get a bit of heat in it, let it dry out. Besides it will stop all the squeaks and creaks once it's all built I'm told. They will straighten the frame if it warps at all also, when doing plastering etc. I wouldn't be overly concerned, not for that short period. I had a post about how to do the timelapse setup. Here you go http://peakhurst.blogspot.com.au/2014/07/creating-timelapse-video-for-demolition.html Sydney-build Floors ? What floors ? I checked your blog and in the framing time-lapse I can see the tradies lay some flooring. Is it just plyboard ? Its structural flooring so looks a bit like a pallet. Structaflor is the name on them. The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn. Just the way it is. 1 5627 Can someone please offer some advice? Im DESPERATE. Because I'm completely and utterly exhausted. How long are variations taking with other companies at the moment?
