Great effort and even greater info sharing. Thanks to all. I am at the very early stages of building the Hartely 361 with Dennis family homes. Still getting updgrade and changes quotes, and it has been a very interesting learning curve so far. And hopefuly in few weeks time, I can be of use to someone esle and share my experinece and lessons learnt with people on this forum. What I would like to know... when you do floor plan changes (extnding and area, removing an internal wall..etc) and the builder (DFH) quote you a price, is this price negotiable? and same for updgrades (increase ceiling height, raise slab height)?? They gave me a quote and told me that how much we charge. So can I go back to them and ask them for break down of each quote or at least to justify it the cost?? Thank you. Building DFH Hartley361 in Mill Park Re: Are quotes for changes and upgrades negotiable? 2Mar 15, 2010 10:18 pm Hi Marky We are building the Harvard with Dennis Family and have just signed our final variations I have found with Dennis that they do not like to break down the costs of certain things but do give you the breakdown of individual items such as taps and door handles and that but they will not negotiate on prices and some things are extreamly expensive and others not so my shock was the front door handle upgrade readily available at bunnings was quoted at $278 in luie of the standard one.. and just be careful that they give you all your credits i had to triple check most things and pushed to get my credits done .. We are just about ready to go to site around three weeks i think.. They will also won't want to give you a break down as that can sort of can be consider their secret of how / what they charge for things (with a big fat margin in there some where). If you like the build then you would have to cope the price or leave out anything you can upgrade or do later till after hand over to save a few $$$ Re: Are quotes for changes and upgrades negotiable? 4Mar 16, 2010 8:58 pm Hi Marky, In my experience builders will NOT negotiate on upgrades. If you want it you pay for it or you don't get it. Many builders make many dollars from upgrades and they're not going to miss out on their margin of everything they sell. I had and interesting one today. For example, I wan't a pier or post for my back area, $320, however, if I want a credit on one that I don't want they credit $280. The difference? Well, if you take things back you cant expect to get full price from a shop. This was the explanation I was given. You will not get the full $ credit on anything you don't want.
