Browse Forums Building A New House 1 Feb 14, 2010 7:29 pm If anyone has had results from their soil tests for the Harrisons View release 11 at Laurimar, what were the results? We are being encouraged (as always!) to spend more money (...) for the fixed site costs in the instance that we may "hit rock". Of course this is an extra of approximately $5000 on top of their estimate before going to site...but realistically, what are the chances of hitting rock and having to fork out a little more money than the base cost in the case there is nothing hindering a straightforward laying of slab? From your results, is there any reactive soil or much rock - if any? Our block has a fall of only 300mm-600mm across approx 25m wide. Basically nothing! Yet we are expected to pay $10,000 for slab, andecouraged the EXTRA $5000 to fix the cost in case there are any issues... Please...Your responses are GREATLY appreciated! Re: Soil test results in Harrisons View, Laurimar Est. stage 4Mar 03, 2010 3:41 pm I'd really like to know the soil test results aswell. I've got a block in Harrisons View aswell which is due for title in April. One thing I can say, after going to check the progress every weekend and going through the fence to inspect is that when they were digging for the road and the massivley deep (much deeper than your site excavation) trenches for the water pipes etc, there wasn't a rock to bee seen anywhere. I have photos of the cross section and soil piles as to contest if my builder decides to get funny especially considering we have no fall on our block. I'm in agreeance on the slab cost. I have that too and don't really understand it. It's an upgrade to a normal slab construction if needed because of the soil makeup. I seem to think that concrete is concrete right? where is the extra 10K? Where's your block? It'd be good to get to know some people. Tony Re: Soil test results in Harrisons View, Laurimar Est. stage 5Mar 03, 2010 4:43 pm We built in Harrisons View Stage 1. Class M slab no additional site costs on fixed price house package. Soil report states very slight slope to block. Re: Soil test results in Harrisons View, Laurimar Est. stage 6Mar 29, 2010 3:37 pm thanks so far everyone. Apparently due to the amount of fill on our block in stage 11 they may need to upgrade to a higher grade slab Now would be the handiest time to know someone who knows about slabs! The cost of this aspect really is my only concern... Voltaire, could you keep me up to date about if your date of settelment sticks to schedule? Thanks all! Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12320 Thanks for your reply. I will just wait and see I guess. Trying to get some more information from our builder. 9 30236 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37085 |
