Browse Forums Building A New House 1 Feb 14, 2010 7:21 pm Hi, Hoping some one can help us. We are in the process of buildinga new house and are having some issues with slab and site costs. We had a provisonal sum of $7k allocated for an upgrade of a waffle slab from m calls to h class and removal of rock (in wyndham vale). We have just recived a variation for $5.5k telling us that they removed a total of 88 cubic metres of rock. From what we can tell the slab upgrad cost us $5200 leaving us $1200 for rock removal. So all up the rock removal cost us over $7k. We think this is ridiculous considering there sales guy we purchased th house from told us they have never spent this much on any house out in our area. Is there someone out there that may know if this is reasonable? We're building in Bluestone and budgeted $12k for our site costs - we're getting the "M" Class Slab (we are a quote stage at the moment and are still awaiting soil tests etc but our land settlement is delayed) I have a friend who just built in Manor Lakes so I can find out what his site costs were and let you know. If you include the slab cost plus upgrade to 'm' slab we have paid 21k and then they want to charge an additional 7K(approx) for rock removal. This seems excessive. We spoke to an excavation guy on an adjoining site and he told us the most he has ever heard of anyone pulling out of the area was 40m. Our builder is trying to tell us they pulled 88m out of ours. I am told they could have dug out an underground carpark under our slab and not got 88m of rock out of it. Reading the other forums, I hope you dont have the delays some of the others are. BeebsandTass Building In Manor Lakes with Hermitage Homes Re: Site Costs in Wyndham Vale 5Feb 15, 2010 8:12 pm Wow that is a massive amount - I have spoken to so many builders over the past 12 months and they have advised that we would be safe to allow $7k for site costs as W/Vale is so flat with hardly any rock! So to hear what you have been dealt with is a massive surprise! Yeah we're in stage 16 and our land settlement is delayed thankfully we just paid the deposit on our house today and we aren't first home buyers so we don't have to worry about the FHOG. I'll check with my mate and let you know his site costs - he's over towards your area just moved into the house on Friday! Most people told me that I should ask for any invoices/reciepts that prove that much rock got pulled out. Also, a lot of people messaged me and said that when they hit rock they were notified by their builder with an approx. cost and they do a variation. Did your builder contact you when they hit rock?? I'm in Tarneit and my site costs came to $5,500. They also tacked on $2500 for rock allowance. Which I should be getting all of back! Re: Site Costs in Wyndham Vale 7Feb 15, 2010 8:49 pm Our amounts were pretty much the same as you stated but the allowance got used up(allegedly) and then they sent us a variation for the additional rock removal. We received a call on the first scrape to say they hit rock and asked if we wanted to go out and look, we declined because it was a work day but optedfor photos to be emailed to us. We have since received 3 additional invoices of work completed after the fact with no pictures and no calls. We have been advised that this is in breech of several building codes because we are supposed to authorise the additional work with a dolar value before it is completed. Be very careful. Wvale is known for it's high rock content. Make sure you get fixed site costs from anyone who says otherwise. I am planning to sign up with them tomorrow. They have given me $10000 allowance for site costs. Did they give you a fixed site cost after they did the soil test? Everything i ask they say about site costs such as chemical toilets, sediment control etc, they say its all included and should not cost anything more. I am still bit nervous. We also had $2,900 for cut and fill. In our contract we had $2,500 as a provisional sum for Rock and paid about half. It would have been $2,500 but we were told about the rock and given a chance to inspect it. Re: Site Costs in Wyndham Vale 10Feb 26, 2014 1:44 pm Updating this post: I bought a land at BlueStore stage 20 (Last stage) a few weeks ago.. after a few days i went to look for a builder and excitedly get a quotation. I was specific on the site cost as this is what everyone wants to know first. The initial estimate is $13,000 that includes the rock removal, thought that it was not too high as from my research it can go upto 15-17K. I paid the deposit and waited for a couple of days... then the builder sent me another quote and told me that they have increased the site cost and it includes slab etc.. I have to pay 19K+ for rock removal alone plus a 6K+ for slab upgrade, WHAT!!!! it goes up almost 26K for that alone!!. I am not sure whether Perth has its own way of doing things in regards to this.
