I've been hanging around for a while and thought I'd finally get in on the action - the advice that is going around is definitely worth it's weight in gold, so thanks and well done to everybody for making it such a fantastic resource. First off I'd just like to offer a little piece of advice... Back in May/June my wife and I put a deposit down on a house and land package in Cranbourne in SE Melbourne. We had signed all the contracts and were ready to go when our broker came back and said we couldn't get finance - the mortgage insurance was denied because it was too close to the high voltage power lines. It was one lot away from the boundary of the tract of land - and we thought it was OK but being first home owners we obviously had no idea! So 1) Always look at your land before signing any contracts and 2) If you're a first home owner and don't have a 20% deposit don't build anywhere near power lines! It was very disapointing when it happened and also annoying because we had this whole plan to go live in Canada for a year (after 6 months to get the FHOG) which all of a sudden went out the window, and we were in a mad rush for a week trying to decide what to do and looking for new land etc. Well it turns out that it was a good thing this happened because we were able to get a bigger block in the next estate (Carlisle Park - 800m2 compared to 650m2) in a court for about $15k more (and we figured that if the insurer was concerned about the resale we should be too!) So we'll still go to Canada and just build when we get back (by then there should be some equity in the land we can use on the house) The new block is a wedge shaped, north-south orientation (so the sun will go from right to left), with the driveway on the right. I've heard this is the ideal position for a block, but we're having trouble finding a house plan that will fit and that we like. You see the problem is that we want the Main Bedroom to get the morning sun (so on the same side as the garage), so we may need to get a custom designed or go with 2 storey. One design we did like was the Baltimore from MECA Enterprises in Gippsland. Does anyone know what these guys are like? I know they got fined for illegal dumping but what about they're building quality? Or does anyone know of any other plans around the place? Why not put your garage on the west side and the bedrooms on the east. May mean moving the driveway crossover, but this is a small price to pay for a good layout. The garage will also help buffer the house from overheating on summer afternoons. Yeah we thought about doing that and if we need to we will but it means we have to get approval through the developer (Australand) as well as the council But as you say - small price to pay for a potentially bigger gain later! Our frontage may even be big enough (nearly 30m) to have a sweeping driveway (i.e. two entries) After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! I reckon you should feel lucky the finance wasn't given... Currently Building in Bayside (Brighton East) Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me. There maybe should be an additional J1 between TB10 and T12 if… 3 31816 Versaloc is a mortarless besser block system that still needs a properly engineered footing.
