They are doing a better job than the first time. Waiting for another batch of capping as the capping that was delivered was of a poor quality and won't be used. I'm not happy with the product, but that's what we've got so I'll have to live with it. Also, we have an extra man hole in Bedroom 2 where someone FELL THROUGH THE CEILING!!! He wasn't hurt badly, just grazes (and ego). Plus a couple of dents here and there where they dropped tiles on the ceiling. All will be fixed... There has been some action inside as well - the plumber's been there (taps, toilet, HWS) and shower screens have gone in and they've been patching up the cornices... Instead of fixing the ceiling with the bent cornice in the kitchen (SS knows about), he's just patched the cornice and hopes we won't notice the dip at the end of the bulkhead... Looks ok with no paint (ie all white), but as soon as we put some colour next to it, it will stand out a mile! Can't be too long now... A PCI date!! 85Sep 21, 2010 3:06 pm Well, with the Construction Manager's pushing, we have our PCI booked in for 22 September!! FINALLY!! Of course, the house isn't quite finished, but at least with the PCI, they have to give us a handover date and have everything done by that date (in theory). We met with the CM on Friday and decided to let him point out what he thought was wrong before we said anything. Fortunately, he noted almost everything we were concerned with, plus more. Made us feel less like the complaining customers. Not sure how long it will take for the lovely roof to be finalised... Hopefully not too much longer. Both of our bathroom benchtops have been scratched so they are being replaced. Other concerns will be noted at the PCI tomorrow - most are only minor and actually revolve mainly around the painting (would it kill you to clean the surface before you paint it??) Oh, did I mention that they had to cut a lovely big hole in our bedroom wall because water pipes were hitting electrical wires and earthing out the power . The front has now been painted (the replacement colour) and looks really good (except for a few chips that need to be re-rendered). Love our red front door (don't love the white strip you can still see due to the glass panel - looks like it hasn't been painted properly, but I think the only way to get rid of it, is to paint on the glass). Handover 8 September 2010 Re: Koolsville's New Pad - OMG... A PCI date!! 89Sep 22, 2010 12:49 pm Thanks O2 - good to know as we are also with CBA (no mortgage??? BIG mortgage (haven't sold the other house yet)). CLO responded to my email of Monday to tell me she'll organise the final account for us today - bit behind the eightball there. Anyway - all good and hoping everything will go smoothly from here on in. Bristile better be getting on board... Need to start thinking about organising everything now: * Insurance * Telephone line - think we can just take our phone # with us, we closeby now... How much notice do they need to connect it? We'll dig the trench * Driveway (and re-tic pipe) * Painting THE WHOLE HOUSE I'm tired already! * Stone cladding guy * Bamboo guy * Landscaping * A gate (fences are up already) * Washing line * Aerial * Light fittings * Window fittings What else???? I've had my car insurance with them for years, and have never had a problem. * Telephone line - We're still in the same suburb, but Bayview is on the Munster exchange whereas where we are now is on the Jandakot exchange. We couldn't take our old number with us. Did your build include a phone point? Telstra man took a couple of minutes to connect this digital thingy and it was all done. We arranged ours to be done the day before handover so that our alarm could be commissioned. * Painting - There was not a chance in this world that we were going to paint our own house Luckily DP knows a painter, who did a great job for us * Landscaping - We're onto this now. Dug out some weeds and levelled off the front yard on Monday, then we spent about 2 hours in Bunnings this morning getting the rest of our supplies for the front downpipes. Going back tomorrow to dig trenches and holes! Thanks to Fu, I've also got my order in for the soil improvers. Went to Better Pets & Gardens who are getting in Bentonite, Zeolite and Molasses next week for me. We'll get the front sorted before we do the back and sides * A gate - We'll attempt to DIY within the next couple of weeks. ergh! * Washing line - We bought a Hills supafold a few weeks ago.. yet to be installed * Aerial - I rang quite a few antenna installers listed in my local paper. A local guy from Jim's Antennas came up with the best quote, and was much much friendlier to deal with on the phone. He explained the types of aerials and such, so we'll be going with him. I'm not sure exactly where he is based, but he should do your area, too?! * Light fittings - on the backburner for now. Can't decide exactly what we want now * Window fittings - We had a final measure up a couple of weeks ago. Rollers in the front bedrooms & study and sheers and lining (rather than full on curtains) in the master and living areas. They should be ready in a couple of weeks What else???? Thanks for all your help. Question re phone line - do we need to do the line from the Telstra box near the street to the house??? SS says its one, but CLO says we have to do it. Called Westnet and they say the builder should do it. They are calling DAH to discuss directly as it is all to confusing... Pre handover meeting is on 7 Oct with the SS, and keys on the 8th. They've been busy little bees at our house getting lots done. Unfortunately there was a leak in the pipes above our bath so they have pulled tiles off the wall and it is getting fixed. The internal doors and door frames aren't painted the best - not enough paint, too dry/dusty looking from the spray gun, and bits of sand and dirt stuck to them, so they are going to re-paint. Seems the painter has dropped some paint or something on the kitchen caesarstone bench - the mark hasn't come out yet... Not much else - a couple of bathroom tiles, some scratched glass, some cornice cracks. there was a grumpy tradesman there doing the additional RWPs and gutter replacements. We have a RWP on the front that goes into the planter box. Instead of fixing it to above where the sand level in the box would be, he put it all the way inside on the bottom - when we said something, he goes "its the same as all the others". Derr!! Its in a planter box where it will be buried!! Now we have to get two screw holes fixed and get it lifted out of the sand area. AND he replaced a scratched gutter on the front of the house, with another scratched gutter! It is going to be replaced. Again. Bristile are apparently coming out on Saturday to have another look at the roof - seriously guys - do a good job the first time and you won't have to keep coming back!! Have put in an application to move the water metre as it is in our driveway line - can take 20 days for it to get moved! And costs $395! Geez... Oh, and starting to think we should all be getting artificial lawn... only allowed to water once a week!!! Pity it is so expensive!!! Oh, and starting to think we should all be getting artificial lawn... only allowed to water once a week!!! Pity it is so expensive!!! The line to the house should be included in your build. The Telstra guy didn't do any hard yakka.. just came inside with his little gadget, plugged it into the phone socket and pressed buttons. I think they might be able to do this from the outside box as well, but when I initially rang to book the connection, the lady said it was best to be onsite just in case he had to go inside to test the socket. On the first page of our addenda in the Preliminaries section, it says "Telstra Mains : In Contract".. I'm going to assume that means the builder connects from street to house. Check the side of your house, there should be a greyish Telstra box on the wall near the meter box? I would also think that SS would know as he would have had to schedule the contractor to do the run in. How much lawn are you intending on having? Please please please reconsider the synthetic stuff! THere are a few display homes with it.. go and have a look at them on a hot summers day. Take your shoe off, and I dare you to keep your flat foot on it for more than 30 seconds. Ouch I specifically remember a 2 storey display home in Jindalee that had it out near the pool. DP wanted plastic grass until I told him to feel it. After the announcement of one day watering last week, we changed our front landscaping plan within minutes. Plan was to have a metre wide apapanthus bed going around the top of the front retaining wall (to prevent anyone from walking off the edge!) and then having lawn in the rest of it. After doing a bit of a google, we're now going to keep the aggy bed, but dot natives through the rest of it and mulch around it with either bark mulch or pebbles or something. There are some really nice waterwise natives. We've been looking at Grevilleas, Acacia 'Limelight', Acacia 'Fettucini', Acacia 'Bower Beauty'. I can't remember how I found it, but I had a look on this site: http://www.pma.com.au/our_plants.asp and found everything that I wanted on it. Bunnings have the Acacias and lots of Grevilleas, as well as a good selection of other natives. We'll probably head up to Landsdale and/or other nurseries to see what they have as well. Due to the size of our back yard, we're still going to try lawn (Sir Walter) on the south east corner of the alfresco. We're hoping it will get enough sun. It's only about 20-25sqm, so it will be a quick 5-10minute hand water max. Oceanic with Nautilus upgrades. Look forward to seeing more photos as you finish the place off! On the lawn topic, I would never go Synth-Turf, but have tried to minimise lawn at the front of the house, where it really needs to look schmick (and thus needs lots of water) - big garden beds with waterwise plants are the way to go! Hubby does like his little bit of lawn to mow, and we do have a dog and I'd feel pretty bad giving him fake lawn. Our driveway is almost 9m wide (triple) and we are having a path in front of our planter boxes, so there won't really be too much lawn, and the planter boxes will be the only garden. We are decking the Alfresco area, and a bit beyond it, and will have some hardy/tropical looking plants around that area. The countdown is on now... hopefully everything will be done. We are still waiting on the roof tiles to be finished to ours and DA's satisfaction. The plumber had a bit of a miss-hap in our ensuite last week - as a result we have wet walls all around our ensuite. Lost it when I saw that! Need to keep an eye on the cabinets to make sure they haven't been damaged. We have next week booked as leave to paint the internal walls. Our concreters are booked in to start on Monday too - and they will be starting whether we have the keys or not - we aren't losing our spot! Bamboo floor installation is booked for 25 October, followed by carpets. The front landscaping is part of the estate package - might be waiting a while for that... At least all the fences are up so we don't have to worry about that. Hubby is building the side gate though! I keep promising photos, but there really isn't much new to see yet - need the garage doors to go on! I'll take the camera to the pre-handover meeting on Thursday and get some photos. I'm not confident everything will be done by this afternoon, but they say it will! The roof won't be finished - but that's another story I won't go in to. They are going to be busy bees today finishing everything off, that's for sure. There was a cleaner working late yesterday, as was the SS. The roller doors went in yesterday - no problems there. The painter isn't finished, but should be done today (he's doing a far superior job to the previous guy who only gave our doors a dust coat, and painted with grit in his brush). Gutters and facia to be replaced again (3rd or 4th time? - they replace them, and then scratch them again in the process). Another bathroom tile needs to be replaced, it got scratched when they replaced the one above it (for the 2nd time). Render on the garage pillar needs to be fixed, again, as the patch up job done looked like a patch up job. Kitchen Caesarstone needs to be buffed as it has a mark on it from the other painter. Water damaged cabinetry sections in the ensuite are being replaced. Scratched oven facia being replaced. Vinyl wapped pantry door with bubbles being replaced. We had our water metre moved out of the driveway line (only they needed to be called back because they only moved the metre section of it and didn't move the pipe that actually connects the water to the house...). Had some issues with the final bank cheque - I put extra in the loan account to cover the variations. They sent me a letter saying I had to pay the variations directly to the builder and send them a receipt. Called them to confirm we had to do it that way, it was confirmed so I did that. Then they draw the cheque for the full amount, including the variations using the extra funds I put into the account! Fortunately wasn't too hard to get the bank to re-draw the cheque and return my extra money. How hard is it for people to do the job right the first time!! No wonder we are ripping our hair out. [The poor punching bag at my boxing class last night got a good beating!] We're both on leave next week to go in and paint the walls - so we better have keys!! We'll be busy on Saturday putting pipes under the driveway and pathways for reticulation and future piping. Off to Bunnings to get a new washing line so we know how much cement to put under it, and where. I hope they have been hard at it today and you find tomorrow that most of your issues (if not all) have been resolved. I notice you said that some of your gutters and facia are scratched and need replacing. I'm assuming you have colourbond gutters? We have noticed a section of our gutters are scratched. Do they not try and paint over them - or with them being colourbond, do they actually need replacing? Other than that we have noticed we've got a few roof tiles that need repositioing, otherwise I think so far so good.
