Browse Forums Building A New House 1 Feb 10, 2010 4:24 pm We are building our second home, this time with DAH in Cockburn. We signed up on 30 June and are building a promotional home - The Boston. http://i1019.photobucket.com/albums/af314/koolsville/Our%20New%20Home/Floorplan-1.gif http://i1019.photobucket.com/albums/af3 ... vation.gif We added a third garage, moved the laundry from the rear of the garage to the rear of the house (in lieu of a 5th bedroom) to allow for storage in the garage, and extended both the kitchen and the alfresco. We also changed the elevation of the house - we added the gabled roof and planter boxes (we'll be applying the stone cladding after handover), changed the windows and rendered the front of the house. DAH was very accommodating to make all these changes for us given it is a promo house (we may have tested the friendship a bit here!). We have gone with Leonora (red) bricks and Aniseed (black) tiles. The render is a light grey and the garage doors will be Surfmist. Our front door will be red. It was a long process getting everything right - being our second house we wanted to make sure we got everything right this time... although I'm sure we'll come up with a few "I wish I'd done...". We will be organising our own driveway and alfresco covering after handover - probably aggregate cement, and also all our own flooring (undecided) and window coverings (white venetians). We will also be adding overbench cupboards to the kitchen afterwards as we are going for a 1950s look in the kitchen and ideally want glass sliding doors on the front of the cabinets. We have "Night Sky" (black with silver chips)caesarstone bench tops, ice blue cupboards and retro looking handles. We added pot draws, a bin cupboard and 900mm cooktop and oven. The bathrooms and laundry are an art deco style with black and white tiles and we have bought art deco mirrors which we will install after handover. We added shower screens, upgraded to "Liano" square basins and added a bank of draws. We also added more storage in the laundry, with a broom cupboard and pull out laundry bin. Our siteworks started on 9 February (as advised) and our slab is due to be laid on 15 February. It finally feels real now that we can see something happening. We were advised it would take 6 months for the actual build, so I guess we'll be finished mid August? Fingers crossed it all goes to plan! Wow - love the plan... I'm having a "special" plan due to the fact that my land is very wide (front elevation) and shorter so we had combine 2 plans to get it right. How much they charged you for the pull our laundry bin? I added a pull out bin in the kitchen and they quoted me around $450 from what I remember. It's a Hafele one. But, had to have them, so what do you do (husband wanted to know why we couldn't just put a bin oun the ground...). Other things that I thought would cost a lot, were really all that bad... the cooktop upgrade from 600 to 900mm was only abouh $50! We upgraded to nicer "regalL internal doorframes too, and that was only a couple hundred. Mind you, it all adds up quickly! Soakwells were going to cost a bomb, so decided we'd do those ourselves (or get a contractor in) - we are doing all our own concreting afterwards, so that can wait until the end anyway. Re: Koolsville's New Pad - DAH, Cockburn, WA 5Feb 12, 2010 1:28 pm Hi Koolsville, welcome to H1. Lots of people on this forum seem to be building in Cockburn. We are in Aubin Grove, which part of Cockburn are you building in? I bet you will find Pre-Start a breeze second time around, as this is our first build there has been a lot of 'I wish I had done this and that!' I will be really interested to see your ideas for your 1950's kitchen and Art Deco bathroom. I love the Art Deco period and have a few pieces myself. Re: Soakwells. We did our soakwells ourselves, it takes a lot of hard work and energy but it can save you loads! 18/06/09 Pre-Start / 18/09/09 Slab / 05/10/09 Brickwork / 21/10/09 Roof / 11/12/09 Lock-up 18/02/10 PCI 04/03/10 HANDOVER My Building Thread https://forum.homeone.com.au/viewtopic.php?f=31&t=24789 Re: Koolsville's New Pad - DAH, Cockburn, WA 6Feb 12, 2010 1:33 pm Hi Koolsville So you survived Pre-start. Ours should be in around 3 weeks. So many decisions yet to make. We've increased our allowance but i'm still nervous as to what it's going to cost. I've started making my list and I think it might be a good idea if I ranked them according to priority of "really wanting", "better to complete now than later" to "can be done after handover" and "just wishful thinking". Ha ha. Love the ideas of the pull out kitchen and laundry bins. Might have to take on that idea - I for one hate the kitchen bins on the floor. We are building one of DA's promotional homes The Osprey. We've made changes to the Master bed and ensuite and extended the Alfresco and gone with a smaller version of the Reflection frontage. The Osprey is largely based on the Ambrose - which helped to visualise when we did a walk through that display. Did your site works start? Looking forward to following your build. jbarry My build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=25713 13th Oct - Offer on block 4th Dec - Settlement of block scheduled (delayed due to titles) 22nd Feb - Titles Issued 17th Mar - Land Settlement 17th Mar - Pre-start meeting Re: Koolsville's New Pad - DAH, Cockburn, WA 7Feb 12, 2010 2:05 pm Hi everyone We had pre-start on 30 November. We'd done lots of research and was pretty sure about what we wanted (mind you, we did completely change the kitchen colours right at the end - we were going to go all white and modern, but in the end went for the blue and black 50s style!). We were out of there by 12. It is pretty stressful, probably more so the second time round, because you really want to get it right. Caesarstone upgrade was a must have, whereas overhead cupboards could come later (mind you, we said that the first time and it never happened). We changed all the cupboards under the island bench to draws (for pots and those annoying plastic containers). The Reflection is very similar to our floorplan, and we had to use that to get a feel for what our house would be like. I can't wait to have a bigger wardrobe and ensuite bathroom. I don't know about you, but I've thought about the new house so much, its like it already exists and I've been there a thousand times. I can't wait to post pictures up of the kitchen and bathrooms - they better look as good as they do in my head! We are building in Success (we actually live around the corner, wanted to upgrade and didn't want to leave the area now that it is finally getting built up). A lot of people think its so far away from Perth, but its such a convenient location - right on the freeway, close to Freo and easy to travel down south. Only 16 mins on the train to Perth. Don't know about you, but I keep thinking that I have to have all this new stuff to go in a new house, new towels and sheets, new furniture, new outdoor setting - its like the old stuff just won't be good enough. Which isn't really helping at our current house because we've already started buying all this stuff and there's no where to put it all! We can barely get into the 4th bedroom now. We actually need to sell the house we live in now, and it is looking very cluttered!! I'm glad there are some others building with DA - and look forward to sharing your building experiences. Cheers! We are also upgrading and selling our existing property. I have started buying the new towels, dinner sets, decoration items etc and I think driving my husband crazy. I would start buying the new dishwasher, fridge etc too if we had somewhere to store it. Then again might be better to wait after all so we get more out the warranty. I like you can visualise the house as though it's already built. It's so clear for me as though I'm walking through the front door and going through each of the rooms in the house, I can see the flooring, wall colours, furniture in the rooms, even the fans on in the Alfresco. Unfortunatley my husband doesn't have these same skills which I think is a shame. I'm finding this process quite streessful too and have had a few minor melt downs. But thankfully our sales guy has been able to smooth everything without any trouble and honestly without him (and my patient husband) I probably would have thrown in the towel. I am so over bins on the ground as it contradicts the concept of building a contemporary new house where everything has its place. They only create a place for dirtly laundry to pile up and are a hazard to trip over or have to move them out of the way .... for another $1K or so I will get them done and avoid the regrets later . oh by the way what are "regal" doorframes - didn't know we had that option? Did you go with their Redicote flush - standard internal doors or did you upgrade? I don't have a thread yet but will start one soon as I'm waiting for my contract to come next week - fingers crossed!!! I have a million things to decide as my mood changes from one week to the next - a couple of months ago I was already set with my choice of colours and materials for the bathroom, ensuite, kichen and laundry now I'm changing my mind... Oh an btw I do the same thing - I work in the city and everyday I go through the shops hunting for bargains - as you girls, I did buy new towels, bed spreads, decorations etc etc,.... I love bargains..... I have to restrain myself from buying any big items as I might change my mind by the time the house is finished.... soooo haaaaaaaaaaaarrrrdddddd..... "Regal" is just a bit fancier than the standard square frame. They look nicer, and for a small price, I thought it was worth upgrading. We only upgraded our front door, and the double sliders to our home theatre (in the main living area), all the other doors we left as plain, flush doors. The standard door handles are nice, I think the doors will look fine plain. Hey Jbarry I'm glad I'm not the only one with a virtual home in my head, and all this extra, new stuff in my old house!! I'm thinking I might need to get a storage unit when we go to sell, so that people can actually get inside my house Might be a drive past the block tonight and see if the siteworks are finished. The outline of the house looks pretty big at this stage, but when the slab goes down, it always looks really small... I was amazed at how much I hadn't thought of going into Pre start and therefore how much money I bloody spent!! Ended up upgrading all my doors and getting nice front doors with those tri way locks on. Compared to other builders the DAH standard range in general isn't too bad from what I've seen. I did get one of those pre-start booklets from them - the one you can write your selections on as you go but don't remember seeing different door frames - need to have another look tonight. I am thinking to keep my doors the same as my house will have a contemporary look with clean lines - this is a recent conversion for me so I'm still learning that less is more in contemporary/modern design - that's why I said before that everything has to have its place and hence my pet hate for bins on the ground. I even decided to have my kettle and toaster and the coffee machine in the WIP - I have a large WIP and going to install an exhaust fan in there and keep the kitchen counters pretty clean... Been visiting the block regularly waiting for something to happen... yesterday they finished all the pipes and flattened out all the sand, we also have a shed and cement, yellow sand and a front door frame! No bricks yet, but I'm sure they are imminent Waiting for my call from DA to set up a meeting with the SS... Bahgeera - no, we didn't get anyone to look over the contract, or have any special clauses - mainly because it is such a standard contract. We were more worried about checking through the variations and making sure everything else was correct! There were three errors on the final version which were fixed without too much trouble.
