I asked to have a GPO put on the leg of my breakfast bar up under the benchtop and it has been placed at 700mm high at the back of the first panel. I have brought it Dale Alcocks attention as soon as i noticed it and the construction consultant has said that it is on the electrical diagram at that height in that position and now we have to pay to relocate it? GRRRRRRRRR I admit we missed it in the diagram but we have 2 young children that will be sitting at the breakfast bar while im using blenders or cooking accessories etc with the cord now at feet height for them. Very dangerous and I wouldnt have placed it there as it also an eyesight in a white kitchen. Any ideas on what I should do?? I have told them that I didnt want it there and shouldnt have to pay to relocate it to where it shouldve been placed but Im not sure that will work. It has been a comedy of errors and we are so dissapointed with the build that we dont want to go to see it anymore as we find something wrong everytime. My hubby works away for two weeks and has noticed the following as soon as he checked the build on his return A window frame was placed in backwards. Bulkheads have been put on out of alignment with corresponding walls. The entrance wall has a 17mm kick in it which is still ongoing to fix. We are very unimpressed with the ceiling contractors work. They have also put plenty of gouges in the white coat around the house. They have tried to repair this wall 3 times and have now bogged it up straight but now the cornice is buried so still doesnt look straight. Roof tin has been placed on the roof that is torn..roof sheets not tied down correctly. Tech screws out of alignment with other rows. Front gutter has been damaged fitting front feature. Front fascia has a join it which shouldnt be there and is a really bad join anyway. External lights where in the wrong position..they have relocated them but now the render is painted you can still see where the old wiring was. We have dark spots where we left it to dales to position downlights as we arent experts. Exhaust fans have been placed half out of the shower recess even though it states to be placed above shower heads. Holes for tastics are cut crooked to the wall line..hope the frame will cover this up. Mixer taps placed so close to the wall/glass that you would hit your hand to turn on. Double shower heads are out in height by an inch to each other. Ceiling contractors have cut wiring that is supposed to go to wine fridge recess. Third garage downpipe overhangs into garage entry space which is room we dont have to spare. Damaged window frames which i have been assured will look like new once they have straightened the bend out and painted the scratches?? All of these are what we have noticed that shouldve been picked up by the supervisor if he ever got out of his car... We have had some of these repaired as soon as we noticed them but its dissapointing to continually find things that shouldnt be there. This also holds up the build time. Dales have been repairing most things when brought to their attention but how much should I bring to there attention? On a $399000 build am i expecting too much? All i want is my house to be built to what we bought -a display model with a bl*&dy GPO in the right spot!!!! We had an issue with 2 GPO's in the 2nd kitchen. One was higher than the other. SS asked us did we want it that way as it was on the plans. Said no, we wanted both as close to the bench top as possible. SS got it fixed straight away. I'd bring up the safety issues and get them to fix the GPO. Doesn't matter what the drawings say. If they've placed it in an unsafe position on the drawing, they should rectify it. Good luck. Hi Casanova We requested the exhaust fans be placed over shower heads, the roofing carpenters were supposed to "keep roofing members away from exhaust fan positions" for this to happen but I dont think any roof carpenter does this ( my husband used to be one!). So it does depend on where the timbers are placed but ours are free and clear in a better position. The build manager stated it is because you have to have electrical items etc at least 1m away from water...I asked how did they get the bathroom one right then? Hes looking into it lol We also have Tastics going in, so now the exhaust fan is around 80cm away from the Tastic.. and we also have an airconditioning vent going in...so we knew our ceiling was going to be "busy" but these will all be working against one another if left in this position hence the pre start request and the fact i hate steamy bathrooms! Jemima has helped to get us set up with the Customer Service Manager for the South West who has arranged fortnightly site meetings, which will help us with a timeline as to when trades are coming in and we can then point out the errors prior to PCI I suppose...as our cabinetry is finished we just have tiling and electrical mainly so what could go wrong from here on in...no really.. The 3 Bayonet points that are supposed to be in the bulkhead where cut as Downlight holes in the kitchen ceiling..no big issue to fix but we now have to pay $200 for "ceiling repairs" to patch up the Downlight holes....which shouldve been small bayonet holes anyway...DA have said they will relocate to the bulkhead at no extra charge...I get them where they shouldve been for $200 bucks..YEH The GPO will be a further $352 to put where it shouldve been placed...Expensive exercise this GPO HOWEVER They are going to waive the $150 variation fee for changing the above items Seriously??? Yes we are looking at a handover of around 6 weeks and we hope to be in after xmas as we have flooring, driveways etc to do. I also hope we can enjoy our new home by then... I will send you an email with our thoughts on what DA could improve once our build is finished as we still have a bit to go. Our main issues are poor quality tradespeople and a Site Supervisor who isnt doing his job. A building assistant who doesnt return calls. Nobody else seems to care (we have had no apologies or anyone admitting errors)that we are having so many issues with this build and nobody is taking responsibility for the planning/drafting errors, they just bill us for the mistakes caused by tradesmen/drafting, knowing we have to pay to get our house finished ( as per above "ceiling repairs" are they going to leave us with 3 holes (trades error) in our ceiling if we didnt pay?) We met with the Building Manager onsite and not one apology was muttered for the issues we have had, our wonky entry bulkhead that was repaired four times, even he stated he wouldnt ask us to accept it as it is, I dont think this is acceptable work from tradespeople associated with DA Fingers crossed, only electrics, aircon etc and tiling to go so we are hoping for a smooth run now Re: Anyone building with Dale Alcock or recently built 1713Oct 02, 2012 10:36 am Hi Abstar1. I didnt think we would have to chase them, I thought they would book us in every fortnight due to the issues we are having? Its been over 5 weeks and no mention of another... They have only contacted us for a variation and we also discovered our plinth mosaic tiles hadnt been laid...which they missed and questioned me as to whether i had paid extra for them and was it a variation. This took 2 days of phone calls to sort between us. No, it was done at pre start. We had to chase the tiles up and they have now sat there for going into a second week after waiting 4 weeks for DA to apparantly source them, the tile supplier said they had been in the system for months... Our entry wall has been straightened after 4 botched repairs they totally re-did the crooked section YEH! Our entry lights werent central- now rectified but they have cut the roof hanger to do it and havent replaced it. Wrong taps were fitted- now rectified Bayonet lights that we had so much angst to get fitted where they should have been, were put too far off the edge of the island bench so you would have walked into the light fitting lol- now rectified. Our wine fridge recess is 15mm short on one side, supposed to be rectified before the top went on, it sat for 2 weeks and now the top is on. Fingers crossed they fit in. Our splashback had over a 4 week delay from when it should have been in. I cant understand why as it should have been ordered in plenty of time. We have had a building inspector in so we can try not to have to much of a hold up for PCI, we are currently going to be 3 weeks behind for PCI without the additional repairs requested by the building insector. Amazing how much got done in the days preceding this visit, our SS was there 2 days in a row! No really! Nothing major to note which we are happy about, but still a few issues. Things that we questioned the SS about like weep holes not being unstopped before the paving went down, he said it was fine. We wanted a second opinion..Our eaves arent engaging the cover strips but the SS has siliconed them up (rather messily)before the visit, we were worried about shrinkage as there was already a gap.. and the insulation having excessive gaps or missing sections and being halved to cover some short falls. R4 requires full thickness. Definately worth getting him in and will get him back to do our pre handover inspection. We just want to have a date to enable us to get our tradies booked in for tiling and driveways etc to be done before xmas and the delays from DA are just unnecessary and poor management of trades that are holding us up. They said they could/would do it, we would just have to pay them x amount of money (determined by the value of dishwasher) so that it would be covered under their insurance. I'd assume it would be the same deal for the oven We had to do the same for light fittings that we provided for the electrician to install. Its in the cabinet so they had to do it. We have a freestanding oven so can get that put in after handover.
