First and foremost, I would say HIRE AN INDEPENDENT BUILDING INSPECTOR!!! We had issues with both of our hobless showers leaking. It took quite a number of emails back and forth to get it rectified (after *I* had to provide the correct Building code to a builder!). The ensuite shower had both rows of tiles ripped up under the frame and had to be relaid with angle inserted under the tiles, with more slope added, to stop the water leaking out. The main bathroom shower floor and bottom row of wall tiles were taken out and relaid, with more slope as it was not enough for water to drain away. They did not put angle in under the frame in that shower. As a side note, I would also recommend that you make sure the tiler leaves a number of spare tiles behind incase any need replacing; we had not a single tile left over for the main bathroom colour, so when the shower floor was redone, it was from a different batch number to ours, so there is a noticeable difference in colour from the shower floor to rest of the bathroom floor. It came to the attention of a couple of managers there that the strike plates on the toilet doors were not suitable for the emergency lift hinges for enclosed toilets. My hubby got trapped in the ensuite toilet due to the lock failing (the mechanism was fitted incorrectly when first installed). The lock jammed, and we couldn't get it unlocked from the outside by inserting anything in the little hole to release it. I tried lifting the door from the outside by wedging a screwdriver under the door and trying to lift it, but the strike plate wouldn't allow it to lift. The result, after 30 minutes, was me having to smash the door handle off the door with a hammer (and a lot of adrenalin!). If it wasn't serious, I would be laughing... not very handy had one of us passed out in the loo and it been a real emergency! When the managers came out, they had one of the guys grind off part of the metal pieces on the strike plate to suit the lift required. This wasn't done on the main toilet, so I tell my daughter not to use the lock in that loo. Test all of your cupboard doors and drawers to ensure the soft closers work. A few of ours needed replacing at the 6 month warranty, one of those closers has gone bung again ![]() Check that the cold tap is cold, and the hot is hot. The mixer tap in the bathroom was connected in reverse. Clean all the windows and look at them diagonally (preferably with sun shining on them) to make sure there are no scratches or chips. As others have said, check the plaster coverage on the walls. Ours is very poor and very thin. The tiler who redid the showers said the grey set was very thin in the bathroom, too. Check the gutters for dings and dents and buckles and such. The building inspector picked this up whilst on the roof. Check the ceiling for terrible sanding and painting. Double check that all switches and power points are where they should be ![]() Employ the services of a building inspector!!!! ![]() Oceanic with Nautilus upgrades. Still haven't done much with the gardens, but we have just registered on Mulchnet for some mulch ![]() Don't have fancy plans for the great outdoors.. native garden for the front, small patch of lawn for the back outside the living room (eventually) and a mix of vegie garden and general garden out the back up on the retainer wall... soon... We are finally done with our pre-handover meeting,keys in 10 days...I'm super excited!!! We hired a building inspector and so glad we did. He was very thorough, I also had my own checklist, checked every inch of the house and gladly I can say no major issues to be fixed. Minor things like touch up painting job, chipped render, ceiling needs to be re-painted in some areas and rangehood to be fixed. ( I was stressing out about our splashback color, but guess what!! It turned out to be exactly what I expected!! ) Check my photobucket site for photos. Regarding WC, we got the SS to show how it works, he managed to open the door while locked from inside...so that is all good!! Our SS had kept heaps of spare wet area tiles & roof tiles for us without us asking for it. ![]() I think apart from the fridge recess, no major problem encountered...any issues raised were solved or will be solved..we also discussed about our fridge recess shelving, I think it will look alright. I will post photos once done. Building inspector was happy with the overall quality of workmanship, that gives us peace of mind!! Check my website for photos and let me know what do you think...
