We brought a old home in box hill south Melbourne with 2.5 meter slope(from front to back). Around 1-6 to 1.8 meter slop in building envelop. We are building a new house on this block , we have signed/agreed to build with "Hermitage Home" , put the $1000 deposit yesterday with sales consultant. Keen to hear if any of you have build or planning to build the house with hermitage homes. Specific questions are: 1). Do they start the construction on time. 2). Do they prepare the contract and paperwork on time. 3). General experience with build supervisor and admin staff . 4). Any specific thing need to take care in advance. Sorry to tell you this but so far I don't have a great deal of good news for you. We paid our deposit in April 09 and did not recive contract until Aug 09 (after having to review tenders more than 5 times). Only then to find the estate covenants had not been met and we had to go back to the drawing board. So as for them starting on time you may get lucky. The admin expereince is what I would call haphazard at very best. Phone calls have to be follwed by emails which then have to be followed by another phone call and email just to get answers four days later. You have no direct contact with your site super unless you make an appointment. Just keep check on your costs as they tried to add to ours on several occasions. This is just our experience so it is up to you, yours may be very different. Good Luck! My experience with them is just in early stages (slab this week) but all seems quite good so far.... our plans and contract were prepared by a third party though so I can't help with that part but they have started on time (within a week). Admin have been good - friendly and accommodating..... communication is good via phone, emails, text and returning calls. We signed our contracts in September 09 and we are still awaiting for them to start building. Contracts and paperwork - very slow, Customer service are useless never return emails or phone calls. Have everything in writing. Positive side is they are flexible in changes hopefully when building starts we don't have the dramas that we have encounted ths far. Will keep you updated. Good luck!
