Just joined Homeone as we are about to start the search for a builder for a home on land in Hawstowe, south Morang in Melbourne.
I would really appreciate anyone that has had experiences with Henley .

We just purchased a block in Hawstowe, South Morang and like the Monaco layout. So far we are at the quote stage only so we're researching as much as we can before committing any further. Any information you can share would be appreciated from Sales to completion including final inspection and resoloution of any disputes. I was lucky to have the one Site Supervisor and Admin throughout the whole construction phase, and I was very happy with them both. So far the Monaco q3 is the layout we like but with extra add-ons for the alfresco area. its a corner block so there is a few restrictions we have to deal with but no real hassles. This is our first owner-build and the titles are due for release in June and by August hopefully we will be underway. Henley are suggesting that the average time from the start to occupation is 5 months so I would be interested to know if thats average or not? Did anyone use an independent inspector to ensure things were as they should be or did you all go it alone? Were there any "hidden" costs or suprises, the quote we have is pretty reasonable and they are suggesting we allow 10k for site costs? All-in-all would you ssay you were happy with the service they gave and was it as expected? would you use again etc? We are building with Henley and so far we have been very happy - yes there have been a few minor irritations, but looking at the big picture - they are minor little bumps along the way. Can't tell you how long - we were told about 6 months, but our actual contract period is 8months - we're only one month in! We didn't experience any 'hidden' costs, however we chose to go fixed site costs as we had a soil report so knew we'd hit rock. Otherwise I think Henley are great cos their pricing is so transparent - you want an extra light - it'll cost you $40 - easy. So easy to work out what you really want vs what you need. Having said all that - it's really early on and we may experience bigger issues - but so far, so good. We're hoping it'll be as easy as can be - but I think that's the risk you take with any builder. Mine was 7 1/2 months, but I built a 40sq double storey which takes longer anyway. In the end, we were 3 months ahead of our contract time. I was going to use one, but because I armed myself with as much knowledge as possible, asked lots of questions and made sure I had straight answers I didn't feel the need to. They did have to adjust a few things with our site costs after we demolished the existing place, but we expected that, so no surprises. Our original Sales Guy was fantastic, very knowledgable and gave us some fabulous ideas and suggestions. There were a few problems pre site start with admin including delays on sending out our final drawings and PCV's to sign costing us a site start before Christmas (our block was idle for over 100 days between demo and site start...), but if I could have the same CSA and SS I would not hesitate to build with them again. If you look at the sales board at the front of the estate our's is the only sold sign (it was just put on hehehe). We are looking at their double stories, FH likes the Majestic and the Emperor. We want something that will benefit the views up there. I just had a look through your blog, your house is GORGEOUS! We are you located in Eminence? Kelvin, that's great. You have purchased in a lovely area. Are you dealing with Matt at Henley? I would love to get a total cost so we can move forward. What can I say, we are very happy with the house in the sense of the flooplan and layout (obviously cause that is why we built it) but as far as the quality of the finished product and the overall experience goes I wish I could rewind the clock and start over knowing what I know now. What should have been the best time of our lives became the worst. They say once you are in your house you tend to forget the bad but so far its still in the forefront of our minds. All I can say from our experience is that your build is determined largely by how good your ss is, you need to stay on top of things all the time and always trust your instincts and arm yourself with as much knowledge as possible. However in saying all of this I would still encourage you to build with them if the layout of the house is exactly what you are after as there are heartache stories about all builders, it's just the luck of your drawer.
