Browse Forums Building A New House 1 Feb 05, 2010 4:47 pm We're planning a build in Wavell Heights on Brisbane's northside. It's a great block, 630m2 with a north-south aspect, rectangular and reasonably flat. But we're making it difficult for ourselves trying to get views from upstairs.
We want an 'upside-down' design with living upstairs (living, dining & kitchen) and a deck to get the great city views over the adjoining houses to the south. If we get the height, we'll have uninterrupted views from mountains to the city. We'll also get bay views out to the north. We are looking at a custom design as well as a modified version of an Adenbrook design. The challenge will be that the lower level will finish about 1200mm above natural ground. I guess this is similar to some properties that have overland flow, but we are having trouble finding a design to suit our needs. Most builders would prefer a slab on ground, but this would require a lot of fill and would look out of place in the street. If anyone has had a similar issue, I'd love to know how you solved it. We also get two large decks at the back of the house, the upstairs one with city views. The question for all the punters out there: should the upstairs deck be finished in tile or timber? The adjoining living room floor will be hardwood boards. I prefer timber but tiles may be cheaper? We're talking about an area of 3.9m x 8.0m. I'd love to hear opinions of people who have gone one way and either loved or hated the results. If you go tiles just to save money you be reminded every time you look at the deck for the next 20+ years! In the whole scheme of things the cost to upgrade would be small and it is something that would be difficult to change later. Is there somewhere else in the house that you could sacrifice now and upgrade later to free up some cash now for the deck? (internal flooring, feature tiles, kitchen appliances, benchtops?) The only possible bad thing I can see with timber is that you will get dust and rain dropping through the gaps between the boards - may be a disadvantage for rooms downstairs with windows open but that would depend on your floorplan and wind direction etc. Building Standards; Getting It Right!
