He charges $595 per inspection and we got inspections done at frame stage (after the bricks and roof tiles were on) and then a final inspection. For us, that was all that was necessary. Howard provides a detailed report with photos after each inspection and is well known by Eden brae site supervisors! He's also always great to call with all sorts of questions and as a previous tradie in his past life (he was a carpenter) is keen to help the little guys out as he's sick of the builders being big bullies! Give him a buzz if you want. Google Howard Ryan & associates. For us it was worth spending a little bit more money knowing the inspection would be truly independent!! Good luck!! We have finally decided! and are very excited at starting our first home building adventure. . Although we have a while to go for the admin process, we are looking forward to picking and deciding on the many hundreds of choices available. The house itself is the Clarendon 34 Voltaire. Yup he does have free sessions and they're really interesting as well as give you some good tips! In fact we won our final inspection from attending one of these free seminars! Last week i have signed a tender and paid $6000 initial deposit. initially i have got a quote of $335K for 38sq house. I wanted to hve facade with balcony and after few negotiations he added extra $5K to my quote (which i m not happy bcoz he is already giving 39sq house - Glenlea for $338. My design is almost same as Glenlea 39). Anyway I am waiting for draft design ... How are you going with your house.. Regards How are you going with your draft design? We moved in to our house 3 weeks ago now, just got the driveway cut out yesterday and now waiting for council to inspect then the concrete can be poored. It really just depends on your own feelings about the build, we didn't get one but agreed that if we ever felt any doubt about how the build was going we would call someone in. I've checked on the council website and it says approved not released since the 24 Feb. interpreting what it said it maybe that our builder doesn't know about it yet. do you think that we have a problem with our plan as this has been going a while? also in the plan that is submitted to the council, there is a tree planted by the council on the nature strip that is impeding our driveway. in the plan it also said that the tree is going to be relocated by us. I let our Builder know as soon as I saw this on the council website though so not sure if that helped to speed things up? It's only a week tomorrow so I wouldn't think there's any problem, just contact your CSO and they should let you know the next step. Bula, will check out your blog now! Blog List add 798Mar 02, 2011 1:22 pm Approved not released means pretty much what it says,basically your plans are approved but need to be sent up to the stamping office to be stamped they are then sent down to be mailed(released) out to you/your builder. They usually take a whole month to do the full process,my plans sat as approved not released for ages and they wont call you back! Finally after some harrassment someone looked into it and i was told my plans had been resubmitted and not mailed(accidently) and went through the whole process twice(neighbours even got two notice letters) Took 8 weeks in total and man was i mad! On a lighter note we have also used howard at frame stage(roof on ready for elec rough in) and will do for PCI in 2 months. He is good comes highly recommended by others on here and helpful,if you mention you were recommended or found him on H1 he will give you a $50 discount for each inspection. In my opinion you dont need to replace or paint the roof other than treat surface rust… 1 10319 Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
