Blog List add 702Oct 23, 2010 6:26 pm Hi All, My partner and I have put a deposit down Lot 8218 in Hibiscus 3 in the Ponds. I just stumbled upon this forum whilst doing some research on the area - what a fantastic idea! This is our first venture into the property market so we're still 'stumbling' through the whole building process so I apologise in advance for any stupid questions I may ask! haha The plan is to build a single story house suitable for a 13m x 30m 'smart' block.. something modest and within our budget. We managed to pick up Lot 8218 in Hibiscus 3 and the land isn't due to be registered until June 2011. We have been speaking to Cosmopolitan about the Rosedale 17 and they've drawn up some initial plans based on our requests. We're pretty happy with the plans they drew up as well as the price they quoted us - the only thing is that i've just read a lot of bad online reviews on this builder which has got me thinking twice about whether to proceed with them. It includes the rear yard/alfresco etc. combined. Earlier our alfresco was on the side so the width from the family room sliding door to the fence was 3m and it needs to be minimum 4m. Now we changed the layour to move the alfresco at the back of house so that the family room sliding door has alfresco and garden at back which is much more than 4m. We put our deposit down in March and the land is on track to register in November with settlement in 1st week of December. It's looking really great. Probably means no building will start till February though Getting the ball rolling on finance again and we decided to go with ANZ as they can do the valuation up front (no fee or obligation) and we liked that idea so we weren't faced with any nasty surprises at the other end. Valuation has come in right on what we're spending which is excellent (and as it should be!) Apparently the valuer has built the exact same house as ours without all our changes so she could picture it perfectly Anyway, should be back in these parts a bit more regularly now!! Fingers crossed We just got a call today that our plans have been approved by Kalina Design Review Panel They are being lodged with Blacktown Councul today Our land also got registered last week and should be settled by next week. I hope for your sake you don't have to deal with them again. Wont go into detail here, but we've never encountered somebody so rude before. Hope your council application is smooth sailing. I think a few people hit a snag in council because of the 'Saline Prone Environment', your builder might have already taken care of it though. First time they put a weird requirement that the front entry width should be 1.2m. Ours was 1.05m and when I questioned about this not being anywhere listed in the Kalina Design Guidelines, I was told we won't pass if we don't meet it! So I am hoping I will not have to deal with them again except when we claim the rebate but will be interested to hear what you are going through so PM me if you want. Plans are with council and we will settle next week on our land so BCC will only look at these afetr we have ownership details. I am also trying to get a letter of no objection from Landcom meanwhile to get things moving. I asked my builder about the saline soil thing and they haven't catered yet but will wait for BCC to comment. We were told its relatively standard practice after we queried it. Blog List add 712Nov 08, 2010 3:02 pm Hi Everyone, It's been a while since we've contributed here.. but I have a concern and wanting to know how to address it please. Over the weekend on our weekly visit to the site, we were shocked to find a couple wandering around in our home! They had let themselves in and wanted to 'look around' as it was the same design as they had chosen - Cremorne 35 from Eden Brae Homes. Now I know and surely everyone would know that this is a trespassing offence. Question is, what can be done about it exactly? I've told the SS, but he's made it clear he can't 'force the contractors to lock up' and they generally don't! It really upset us, as this couple didn't even show any signs of being sorry.. I know, I did. So while we visited our house every weekend and communicated regularly with our builder to try and get them to finish before Christmas, we were very excited when we received an email today from our Client Coordinator with the subject heading "Your Notice of Practical Completion" - omg! There will be plenty of days ahead to reflect over the last 18 months when we first put a deposit on our block of land back in May 2009, the highs, lows and everything in between, but there is nothing more exciting and nerve wracking when you finally receive and read that a final inspection date is set for Thursday 25th November, 6 weeks ahead of schedule! Hopefully, there is not too many last minute fixes from the inspection. So today, my tasks were to arrange for Telstra techs to provide a connection from our house to the pit in the street and set up a shell account with Integral Energy. Wow. Not too bad only being 1 month behind estimated registration date. Finance has been approved too but I just noticed today they've tried to slug us an extra $2K in mortgage insurance (ummmmm hello..... that $2K could be a nice plantation shutter!!!) in comparison to what our mortgage broker advised us originally. She's trying to sort it out today. Blog List add 719Nov 25, 2010 9:58 pm Our final inspection went well today. No real dramas except that the plumber forgot to install the spa bath into ensuite. Apparently, he will do this tomorrow. I had told my lender (RAMS) a few days earlier that we would be at the house for the final inspection if their valuer wanted to turn up at the same time. He did. He didn't take long as he went round and simply counted and checked the rooms installed were what were on the contract. On his way out, he told me that 'everything was good, and we had bought well.
