Did anyone else have to lodge this? If so what is the application for road opening? How do I lodge an application for driveway when the few concretors I have contacted have advised to wait until the house is built before they can provide a quote but the application to council requires me to provide the concretors details? We just paid our deposit and signed contracts so wondering how long we might have to wait before we can move on to the next stage of CDC/Council approval. Thanks We waited two weeks. Then we had to make changes. As you are probably aware, there are RECOMMENDATIONS (things they would like to see you do) and REQUIREMENTS (things you must do to get approval). We had 3 points of requirements and 6 pages of recommendations. Our builder (Rawson Homes) was excellent in coming up with the most cost effective option to meet the requirements (we had to change the front facade a bit and change the glazing/shading to one window). After the re-submission, we got approval within 10 days. It really depends how busy they are, but I'd allow 2-3 weeks minimum. All we need now is the construction certificate before the Christmas Break and we're ready to build in January! Just sent council $775 Bond in case there is any damage to the street by our builder, like 'yeah, sure, that'll happen-NOT" Anyone else building in Petal Parkway or surrounds? Can I have some advise about the boundary fence as my neighbor has finished with their build and would like to have the fence erected. Anybody know how much would it cost per m for ezy clip fencing? Seems like this fence is used everywhere at the ponds. Anybody can recommend a good installer? I've got one quotation so far from All Hills and their price is $120 per m including sleepers. Thanks. We will be having an M class slab and were told due to the salinity of the soil in The Ponds we will need to upgrade the slab so its stronger which has added $3k - just wondering if anyone else has experienced this? Yup, my slab was also an M class. A friend of mine who also built at the Ponds was getting an H class which is even more expensive. Mine was rejected at almost the 2 weeks mark and wanted some windows changed to the 30+ E glazing as well as a couple of other things and the issues were fixed in about 5 days, sent back again and was then approve in a week. Another person building with Clarendon on the same street as us got passed by design council in only 1 week. We got rejected at council after almost 3 weeks as we had to make some windows larger, plans were sent back 3 days later and approved a few days later. If you speak to the design council and Blacktown then they will tell you that the average is 1-2 weeks for Design council and 4-5 weeks for Blacktown council. We got approved in council on 20/11 and we had the site cut/excavation done on Friday, the piering and slab outline done Saturday and slab being poured tomorrow. Was a great xmas present for us!!! Thank you for your comments. Clarendon don't muck around, do they?! That's great speed. I believe Rawson will be on site in Mid-late January and they build pretty quickly I have heard. There is a single storey Rawson more towards Schofields Rd in our street which is currently awaiting Council approval. What house are you building with Clarendon. Ben, their No 1 Sales Guy was great at Head Office, we met him twice but in the end we couldn't find a design that suited and they were a lot more expensive for initial base price and site cost than Rawson and Wisdom. But their product is excellent. One of my employees has built a hous with them 2+ years ago in Kellyville Ridge, just down the road. Are you getting them to do the driveaway and all the electrical etc? Blog List add 1234Dec 17, 2012 8:33 pm Oh yeah Ben, we had him as our sales guy, he was great. We are building the Sheridan 35 from the Domaine range with a couple of extensions and changes. I liked the Sherwood but I loved the Sheridan floor plan even more. The price is awesome and there is not much difference between the quality and inclusions but a huge price difference. Actually the Domaine range is more in line quality wise with Wisdom and Masterton. The Clarendon range is better quality than them all I believe but you pay the price too! My huge double story actually came in at $10k cheaper than the wisdom single story would u believe? We were shocked when we hot the tenders back for both. There is an actual ponds community group on 'face' so look the group up and join! We can certainly share prices/experiences! We are doing driveway, carpet & tiles after hand-over to save money. There is a huge price difference for after hand over quotes especially for carpet/tiles. Haven't had electrical appointment as yet but hubby is an electrician which is only somewhat handy when building a double story as not a lot can be done to the bottom level once built. We plan to pay for them to Put in the batton lights where we want the down lights downstairs and we will just change it to a downlight later. Top level is fine cause he can do all that himself later. Are u building a single or double? We actually spoke to our site supervisor today and have been told that they will do more work from 7th or 14th Jan and should have the frames up by end of Jan. We lucked out with design council, our plans got submitted and took 3 weeks before they came back with changes, changes submitted the week of the 7th and sadly have heard nothing, hopefully it be shortly after they return from Christmas/New Year holidays. Hi Rosie Our build is just about finished and we have an H class slab due to the salinity at The Ponds.
