Our land registration went through this week and the plans have been submitted to council. We have our internal colour selections on 23 May and we are hoping this will mean we will be right to start as soon as we get the approval from council. One setback we had was the sale of our house fell through so we have had to re do all of our finace. Was wuite annoying as they pulled out after asking for the cooling off period to be extended after they had already had 10 business days which ended up being 14 business days because of the public holidays. Am hoping it sells quickly so we have no issues with the bank. Karry - Can't believe how quickly thing have happened for you. The build time has been so quick and the house looks great. Blog List add 885May 17, 2011 12:46 pm We dealt with Bede too - such a wonderful person Phil and Bel - I saw you on your blog that you're using Blue Steel Flash bricks in The Ponds. We love those bricks and had initially chosen them however The Ponds review panel rejected them (June 2010), so we had to re-choose our bricks. Good on you guys for being able to use them! Wish we could have. Karry - nice kitchen pics. Melissa - Hopefully you get it sold asap. I have my unit sold, subject to a cooling off period. Here's hoping it all goes through. Blog List add 888May 20, 2011 3:46 pm Hi kopite1892, Well 6 months ago all I used was a pencil, A3 paper and a ruler and saved ourselves $300- $600 that we were quoted. Basically i stuck on a scaled drawing from our tender onto a an A3 sheet and went from there. Have a look at a few blogs as that is where i got a lot of ideas from. Pay importance to things such as scale, Lengends, Plant Schedule, Tiltle Block and label / dimension everything. In the end i made a Photocopy of my original and it looked like it had been computer printed. You can alternativley use programs such as photoshop or CAD to draw straight onto the computer if you like. Might be a bit of effort but wil definately save you some $$. The worst that can happen is that they fail you, and you can correct your mistakes and submit another one. I will probably upload my landscape plan to my blog later on if you want to have a look. Blog List add 891May 26, 2011 8:28 am Well the land has finally registered (a little over 3 months behind schedule) and after a few extra days of chasing the 149 certificate we have now ascertained that the house can be put through as a complying development which only takes 2 weeks to approve !!!!! All going well we could be building in about 4 weeks which after waiting so long for registration is extremely exciting. KingsCastle, can you please let me know if the Ponds Review Panel gave you a reason for rejecting Blue Steel Flash bricks??? It took us nearly 3 months to settle on PGH Rust bricks only for my wife to then go and change her mind and instead trump for Blue Steel Flash. Turned out ok as the Rust was not going to be available till September but if the new brick selection gets rejected I may end up in the foetal position sobbing like a baby if I have to go through and select another colour scheme.... Any help would be appreciated!! Also looking at getting the pool put in while the house is being built. Have so far got quote from Desjoyaux and Blue Haven. In regards to pools, we are going to be installing an inground concrete pool but my husband did some research into fibreglass pools and compass pools was recommended. Blog List add 894May 26, 2011 7:18 pm Mitch, I hear that the reason they reject the Blue Steel Flash brick is due to the fact that it has three colours in it. Apparently, this is against The Ponds guidelines. I liked the brick as well but we ended up using PGH Espresso. It was either this or paying almost $4k for a brick upgrade to Olympus. Blog List add 895May 26, 2011 8:15 pm Hi Mitch, We are building in Meander Crescent in Waterfall 9 and we are using Blue Steel Flash. All approved by The Ponds Design Council and Blacktown Council. We are pegged out and anxiously awaiting site excavation, piering and a slab. They had indicated that they weren't allowing Blue Steel Flash in earlier approvals, but do now. We do also have some timber beams and cladding, but no rendering. Our home is architect designed however, so not sure if that made a difference. We also have a tiled roof. All of our brickwork is Blue Steel Flash. Phil was talking to PGH the other day and they advised that the bricks are now made in Queensland. The colours are a little bit darker and the bricks are smoother. Our advice would be to go for it. We love the brick too.... I built an pool with Jade pools 10 years old and they did a great job for a fair price. Resort Pools have a good name aswell. Modernview Homes also builds Pools.. Turns out I over clubbed on the timeline and the builder is telling me that they will be ready to submit the CDC by the end of next week and that approval can be as little as 2 days!!!!! I jokingly asked if they would be ready to start digging the day after approval and he said no but give us 3 days and we should be moving.... So now that I have picked myself up off the ground I have a few things to organise!!!!!!!!! Luckily we are using the person from the Kalina design review committee who does the approvals to do our landscape plan so there should be no hold ups there and the builder has already submitted everything on their side so in reality we could have the go ahead in less than 2 weeks. Considering the land was 3 months late to register I still haven't come to grips with the fact we could be building in 3-4 weeks...... As for the pool I will take everyone's suggestions on board and see how we go. Although the technology from Desjoyaux and speed with which they can install is impressive I am not convinced on the finish and they came in about $5000 dearer than Blue Haven for a concrete pool of the same size so a bit of a no brainer so far...
