Blog List add 824Mar 27, 2011 7:10 pm Hi all! Our pci will be this thursday. I'd like to know if any of you can recommend an inspector(offer a reasonable fee) or should i not get one? I need some of your inputs on this. Ive read a couple of blogs which they recommend to get one to make sure everything is within the contract. I bumped into one of the ladies on the adjoing streets on the weekend and she mentioned that getting the 5k rebate is very hard from these guys. So I would love to hear your experience as its got alarm bells going.. We have had roof tiles completed last week and wrong bricks were delivered which has now been fixed. Our bricks will start on Thursday. Spoke to SS and he said completion date should be 17 weeks - as per contract.. We are building an Allworth Harmony in Alba 3 at the Ponds and up to the brick stage. Hoping our bricks get delivered today and the brickies start on Friday. Its such a long process but so exciting seeing the frame up and roof completed. Is there anyone else building a harmony - how long did your bricks take? Whilst we were there they were installing the cornice, skirting, architraves and had just finished the wet area waterproofing. This week the wet area tiles, kitchen and vanities were due to go in. We were originally told settlement should be at the end of March but it has already been pused back to end of May. Did anyone else have this issue? We are building the Kenthurst with Clarendon Homes (with a few modifications) and was wondering if anyone else had built with Clarendon and knew how long it took them to build a 1 storey house? I have received an email from Clarendon today saying they will not send the plans to the developers until after settlement. My understanding was that the plans could go to the Ponds Design panel before settlement, is this correct? Sorry for all the questions but is my first time building and don't know anyone who has built before so am learning as I go. Blog List add 833Apr 06, 2011 4:48 pm Kenthurst@Blackthorn, yes unfortunately the land registration can be delayed sometimes but that does not at all affect when your builder can submit plans to The Ponds board and Blacktown Council, my suggestion is to hassle them and push them to send the plans through so then they're approved so you can then start building as soon as your land is registered. You have to be settled on your land ie have had your bank given landcom a holding deposit so that the land is in your name. Blog List add 834Apr 06, 2011 5:22 pm kenthurst@blackthorn, agree with noddy09 there, yes unfortunately it can be delayed. Our land registration initially was planned on December 2010 but then was pushed back until February 2011. However for some reason our land was registered and settled on January 2011. So a good turn of event I guess. In relation to the submission to The Ponds Design Panel and Blacktown Council, your builder should be able to do that now. It takes about 2-3 weeks to get approval from the design panel and it takes longer at the Council. Although the experience may vary between individuals. But taking from my experience, it took close to 2 months to get the Council Approval. Our plan was submitted to the council on 3 Feb and we got the approval back on 1 Apr (talking about getting present on April's fool day lol). But yea, regardless your land is registered or not, Blacktown council does accept development applications for unregistered land. The Ponds design panels are the same. So like noddy09 suggested better get on your builder case and what they claim there is not correct. Good luck with your build. Re: The Ponds/ KVR- Anyone building this year? Our plans went to the developer for approval in October, took about 2 weeks there for approval and then to council for approval. The land was only registered mid January 2010 and once the land is registered then the council release the approved plans. So speak to your builder because quite a bit of time can be saved if the builder lodges the plans for developer and then council approval as soon as they can. Blog List add 837Apr 07, 2011 12:15 pm Kenthurst@Blackthorn, I can't believe they've not told you how long your build will take and that they wouldn't submit documents until land has been registered! We put a deposit on land in March 10 and land didn't register till Dec 10 (was 1 month late) but while that was happening, plans were still lodged with council and lots of stuff was happening behind the scenes (choosing our colours, making amendments etc). Blacktown council will accept plans before registration however may not look at them till land has been registered. Either way, their turn around is pretty short so doesn't hold things up much anyway. As for us..... we have some bricks!!!!!!
