Today we got a development application for the Ponds sportsgrounds. Did everyone else get one? We don't even live very close to the ground!? Your house is looking good BM (now that I know which one it is!). Our waffles & steel were laid today and the concretors are back at 7am tomorrow to pour the slab! Can't wait to see that (although I'm not that desperate that I'll be there at 7am though!) I have new pics on the blog and more tomorrow! Do you guys know why this discrepancy with valuation...even tough the valuation was done 2 years back? Ta for your inputs on this... reddyva Re: The Ponds/ KVR- Anyone building this year? I guess most of us agree that the ponds is the wow suburb, quiet, lovely location, and demographics with working professionals. However just wondering does anyone get concerned that there is a Jail around parklea? apparently an 8 minute drive from the ponds?? does that concern anyone... i guess my reason for asking this is.. is that it would seem that in that area knowing there is a jail.. that potential low-risk inmates would be out and about on their weekend leave.... does that worry anyone.. or am i just being paranoid http://dreamzattheponds.blogspot.com To be invited to our blog send a PM with your email. We are building in Kalina and so far teh rego has been delayed 2 times already as per status on Kalina website. It appears the BCC approval is taking longer? Is there a way to find the status of the subdivision online? ------------------------------------------------------- http://homeinkalina.blogspot.com Enjoying our new Concerto with Allworth Homes in Kalina, The Ponds Handover - 28/06/2011 Re: The Ponds/ KVR- Anyone building this year? Ours came back at $20k less than what we paid. I think the valuation determines your council rates, not sure. pman It appears the BCC approval is taking longer? Is there a way to find the status of the subdivision online? It was hard trying to get anything out of landcom or the council when we were making inquiries. You seem to just get palmed off to other departments. Try http://www.lands.nsw.gov.au/ Its strange how the registration in Kalina has fallen so far behind... I was happy when I saw that the dirty old portaloo had been delivered! Looks like our slabs were poured around the same time. It'll be interesting to compare both builders and see who finishes first. Anna http://www.from-the-hills-to-the-ridge.blogspot.com/ Re: The Ponds/ KVR- Anyone building this year? Blog List add 636Aug 08, 2010 11:23 pm Have got a question about the minimum setback from the front. The BCC DCP says it is 4.5m and allows for 2m of articulation (verandah, pergolah etc. or which acts as an architectural feature). We are thinking of adding a portico. Does anyone know if the setback of this portico from the front has to be at least 4.5m or is it that the main house starts at 4.5m and the portico can be a bit ahead of this 4.5 as I think its an architectural feature? We are in a dilemma as the former would mean we may need to push back the whole house back by about 1 metre or so thus reducing the rearyard? ------------------------------------------------------- http://homeinkalina.blogspot.com Enjoying our new Concerto with Allworth Homes in Kalina, The Ponds Handover - 28/06/2011 Re: The Ponds/ KVR- Anyone building this year? However living in the area for 8-9 years I think the real threat is really pretty low. You don’t hear about escapes that often and if someone did try to escape they usually try to get as far away as possible as quickly as possible. As for being out and about for W/E release. I notice a fair few prison guards at Stanhope shops most days of the week and I’m sure they would recognise their “customers” Again I think they would be going elsewhere rather than hanging around the area they are locked up at all week. Most of the time I forget the prison is there. I actually see the Ponds layout as a deterrent. If your up to no good, you want hidden places with as few witnesses as possible, the Ponds encourages families to be out and about with easy access to most areas with pathways and bike-tracks. On W/Es you can’t walk very far without seeing someone, so again, I’d say the crim would want to find “easier” pastures. All the best. Re: The Ponds/ KVR- Anyone building this year? Re: The Ponds/ KVR- Anyone building this year? Blog List add 639Aug 09, 2010 11:01 pm Bricking is almost complete on our house. Anna - We saw the concrete truck laying your slab around 7ish the other day. It is looking great. Danana - Congrats on ur slab! Dreamz - We have lived in the area for 5 years on both sides of the jail within a couple of streets of it with no problems. Like someone else mentioned I reckon any escapee would be trying to get far far away as quickly as possible. Reddya - The valuation are always lower than what one has paid. I don't think the blocks are valued every year only every 4 years from memory (correct me if I'm wrong). Blog List add 640Aug 10, 2010 2:42 pm HI Krug and Bizzie Mummy, Thanks for the feedback I agree the last place they would run to is a nearby suburb. We went on the weekend to inspect the correctional center and well it has given us peace of mind now knowing that it isnt in the suburb the ponds and that the likelihood of someone escaping into the ponds is zilch. And well if the worst happened then there would be extremely high security in the area as there already is near the correctional center. (Being biased but honest )Nothing that we have seen in the western suburbs beats the entrance of the ponds and the lifestyle it will offer in a warm community. I especially like going past the climate change upside down umbrellas and then approaching the intersection the view is wow wii its as if its nestled in a valley inbetween mountains the view of blue mountains looks nicee we did have a slighhhhtt change of heart after the jail dilema but after visiting other landcom developments and taking into consideration the above we are just as happy to be investing our future in this suburb. http://dreamzattheponds.blogspot.com To be invited to our blog send a PM with your email.
