Blog List add 605Jul 22, 2010 10:53 pm Hi everyone, Question - is anyone getting ducted vacuum or heard good/bad things about it? Still trying to decide. Re: The Ponds/ KVR- Anyone building this year? Blog List add 606Jul 23, 2010 6:13 am No ducted vac for us, it would make my Dyson too jealous. I have been told they can vary greatly in quality and most have poor to average suction. If you saw a red car or white ute, that's us! (or if you see someone just standing their staring at a vacant block of land...that's me lol) Yes, there is a whole lot of action happening in our street. The first lot of neighbours actually moved in yesterday too I noticed. Not technically our street, but the house directly behind us. Re: The Ponds/ KVR- Anyone building this year? Blog List add 610Jul 25, 2010 4:00 pm Great to read everyone's progress reports! Min - that's awesome news - YAY!! We went out to The Ponds on Saturday (first time in about 4-5 weeks) and there are now SO many houses being built in Waterfall in the release before ours (the last time we were there there was only a couple of slabs). Our release is looking completely finished and has the grass/hay that min has mentioned before (that you see just before it registers) - so that was exciting! More street signs and more treebays (on the Council nature strip too) - I had not been aware that there were going in - luckily it looks at though our driveway will still fit. Hope this is a productive week ahead for everyone Re: The Ponds/ KVR- Anyone building this year? Blog List add 611Jul 25, 2010 5:29 pm Drove by today and met one of our neighbours so that was really nice! We've finally met one of the neighbours we will share a fence with. One of four anyway! This will sound weird but there was a horrible smell throughout the area and I'm not sure if it's the horses nearby or the portaloo on the site that's causing it!! More concerned if it's the portaloo! Will be calling my SS about it tomorrow.. Also going to try and get our roof tiles on. Still no news of brick layers and with all the rain we've had in the week, there are puddles everywhere and drips from the first floor now. Don't think this is a good sign!!! Congrats Reddy on your settlement! We have also started doing self conveyancing. We exchanged contracts on Friday. Thanks for posting info on your blog. Did you buy a registered land? Ours will be registered next year. Can you (or someone else) confirm that the next step is to submit the stamp duty exemption form (Application for NSW home builders bonus) along with the completed Transfer form (01T) to OSR? Cheers, Dil&Dil Re: The Ponds/ KVR- Anyone building this year? Blog List add 614Jul 26, 2010 10:47 pm Once you exchenage then comes settlement..but settlement only happens just after Landcome registers with council which will only happen next year for you as said in yourpost. so you have penty of time to sort alll these below things... Our land was registerd by our bank on 5th of this mnth once settlement has finsihed. But Bank keeps all the documents except a search certificate shows that land is registered in our name. Below are the things you need on day of settlement ..You take your cheque, bank comes with their cheque, both the cheques are given to Mark asdown solictors in kent st sydney . Its a Two minute job..its all done... Once its done you will get a sms to confirm... Things generally You need at settlement would be 1. Transfer certificate.(You only get after you paying Stamp Duty, Form availale on Land Titles office website) 2. Notice of sale or Transfer of sale document (Blue colour Get from Land Titles office as its not available on Net) 3. Contract of sale Document(Landcom would provide during settlement) 4. Settlement Document fom Landcom Conveyencer.(After you sent settlement documents) 5. Final search document (You should only take on the day of settlement from espreson) More on my blog... Blog List add 615Jul 26, 2010 11:59 pm *KingsCastle* We went out to The Ponds on Saturday (first time in about 4-5 weeks) Hi KingsCastle, we were there at The Ponds on Saturday too. We came around at about 4.30pm onwards. What time did you get there? I thought I saw a lot of people hanging around in Waterfall 5 and 6 release and apparently they drove in through the gate as well! If I'd known I would do the same but it was too late and we were lazy to go back and get the car... Anyway, again it's been a while since I posted here and have been a silent visitor since my last post. We visited the waterfall 9 and to our surprise there has been some progress!!! We finally have kerbs on Waterfall 9!! YAY!! I thought they will delay the constructions due to lots of rain as of late. However we have already made progress with our tender process with our builder. They are willing to work of the contour diagram and not ordering any site surveyor report to our block. If there is any extra they will cover the cost as apparently the tender that they give is a fixed price quote for site costs. So I made sure that I got all the necessary thing ready for the builder. I hope there wont be any problems with this... Also we have been wondering about house upgrades. Can I ask everyone's opinion that if you can only have one room in the entire house to upgrade, what will it be? This is getting exciting as it means that we can have our tender presentation soon. We thought the day will never come as there are no news about the construction on our land. Yopz Re: The Ponds/ KVR- Anyone building this year? Blog List add 616Jul 27, 2010 9:25 am Haven't posted for awhile but very pleased to see everyone is having progress We are still waiting for council approval although hopefully it will be received this week. Still checking the website every day hoping that it will be approved. Can't wait till we can actually see some progress at the block. Hope the rain holds off for more progress this week !! Re: The Ponds/ KVR- Anyone building this year? Blog List add 617Jul 27, 2010 9:51 am Min: I hope your frames go up today - very exciting! Chasey: I hope you get your Council approval this week and they can start building soon Yopz: We were there around midday. We saw a few people here and there (checking out their land/build). You can drive into the Waterfall area (off Stanhope Parkway). Re: The Ponds/ KVR- Anyone building this year? Min Perhaps.. though it seemed only isolated on our site. Funnily enough the SS didn't respond to my queries about the smell! Sigh.. Anyway, good news is that we have brick layers on site tomorrow! Woohoo!! Back on track again. Praying for no rain for you so your frames can finally go up!! We've also hired our own inspector to complete inspections.
