I've had a chat with one of their people and they have advised that their cost is around $1200/sqm (turnkey) or more. I've sketched up a fairly accurate floorplan that's about 374sqm including everything like garage. I'm weighing this up against a project builder like Metricon (considering Tribeca 40) which I believe will probably be around $1,000/sqm turnkey price. It's also around 374sqm and fairly similar design. Given the difference in price, I'm struggling with whether it's worthwhile to spend around $75k additional to go with Build4Cost or not. I'm trying to work out why there is such a big difference in price. Perhaps other posters can let me know - is it because the Metricons of the world can access cheaper products and labour due to bulk buying power? When we built our first home 2 years ago with Qld Coloni@l we looked at a simililar type of organisation which promised cost effective alternatives to traditional building companies. By the time we had got an estimate for the design we liked (from another builder) the cost was considerably higher than the builder we eventually built with. I don't know why this occured but I was weary of it then and am weary of it now.

What build4Cost offers is transparency, you see the real costs of all the items in your project, including what the builder is paid, and you pay the trade rates. You have the ability to shop the market, you are not tied to the builders normal supply lines. So you can include the products you wish to include and see them in the quote before you sign the contract. Once your project is underway you don't have to worry about variation loadings as there are no additional costs such as loadings or surcharges, you only pay the real cost of the variation.
