Moreover is it ok to go with builder for this or to do it form outside as builder doesn't have much choice. Just to add up I am building with BURBANK. Can anyone suggest me about wether to go with tiles or timber in our new home and what would be the approx cost for that. Thanks. It is more expensive to get it done with the builder but it is more convenient, especially considering it will be included in your homeloan. I wanted something that looked great for a long period of time with little to no maintenance due to a busy life style. I had a look into timber floors - as I wanted real timber - but we have an inside dog - who I know would scratch the crap out of timber! So there is a thing called a janka rating that each type of timber is rated based on it's density and its resistance to marking and scratching. Anything over a janka rating of 10 is deemed hardy and unfortunately a lot more expensive, therefore we have decided on dark tiles with dark grout so we don't have to clean or maintain the grout@ Hope that helps! We also have two inside dogs who don't scratch it at all, which is good. In our new place we want to go for the same type of thing but will go for timber laminate for now as it is cheaper and we can always replace it if need be. After seeing my parents and many friends that have timber floors now stress over the scratches and marks it has turned me off. My parents are scratched from the dog and also from a lovely pair of high heels that has put holes all over the place. And a friend of mine had the same problem with the high heels and now no-one is allowed to wear shoes inside and she will never have any parties or guest over as she just freaks about shoes. I know we are likely to have more maintenance with timber, but I just love the way they look. I also found the tiles were very cold, and very hard when our little ones fell over. I have just purchased 500x500 tiles for a 100 sq mtr at a cost of $2,200 and apparently a good tiler around Adelaide charges about $40 sq mtr.(total around $6,200) I haven't done my homework on the floorboards yet. Love the look but even though these are one of the hardest wearing timbers they still scratch..... Its a hard call really, I have accepted that their will be scratches, the floor still looks good, but my wife stresses about it pretty bad..... Tiles are very hard, cold and I dunno, I think I would still go with the floor boards...... MUCH more character! We have enough of our own timber to board our bedrooms and lounge but we have to find out the cost to get them made suitable for floor boards. I haven't looked to see if there are any mills here in adelaide yet. Any forumers hand any experiences with using their own materials into flooring???? (I have a feeling it would be slightly cheaper to go for ready made boards.) I do agree with DamoAu that floor boards have much more character but I have such a large house (24m wide x 14m deep) that I wanted to break it up a bit. I've left them in my car and I cant be bothered going out there at the mo to get them (flat batteries in my head torch and no street lighting out here so it's VERY dark) so I'll pm u their details tomorrow. Our choice was simple - timber everywhere excluding wet areas, balcony, porch and garage. We decided to use two different timbers throughout the house - using very hardy (and very difficult to install) Grey IB downstairs and a bit softer and lighter Tallowwoodd upstairs - we have only 2.45m ceiling height upstairs so we wanted to get as bright as possible floor material to achieve the illusion of spaciness. Price-wise it was quite competitive - $42 for IB and $39 for TW, however, this is a raw material, a few grands will be spent on sanding/coating. Regarding the scratches the question is not that straightforward and using Janka Index as a determinant might not be sufficient. The top layer of any timber floor is the coating and therefore ensuring that the coating is scratch resistant should be considered as well. Based on my research so far, solvenborne coatings have the highest resistance and durability however, a great care will need to be taken when applying those. When we did out tiles selection I was surprised to find out that tiles could be scratched as well.
