Browse Forums Building A New House 1 Feb 03, 2010 1:34 pm Hi everyone My soil report came back saying that there was a possibility of hitting rock when they dug the ground up for the slab. So my builder added in $2500 into my contract price to cover me for any rocks that they hit. I was told that if they didn't hit any I would get the $2500 back. I never recieved any info at the time that rocks where hit etc and I have numurous photos of all the soil and there were no rocks anywhere. I have seen all my neighbours being dug up also and there were none. I just emailed my builder to see when I would be getting that $2500 and I was told "the bill usually gets calculated at the end of the build and any cost subtracted from the money, any left overs will be credited back to you at hand over". Huh??? If there was any charges for rocks at the time shouldn't I have been notified??? If I demand proof of rock removal will they be able to provide this or is this just some * way of weazeling more money out of me?? Anyone had experience in this?? I've asked for the accounts area to contact me because I didn't think this was right...so we'll see what they have to say. I have exactly the same problem, and evrytime I Ask my csc she says that she hasn't been provided with the information from the site manager and yet we are having handover in a couple of weeks... Re: Rock Allowances - what did your builder do? 5Feb 03, 2010 9:34 pm Yup that is what happens. It should be a provisional amount in your contract. Any of those amounts for various things throughout the build get calculated at the end just before handover. You get credited back anything not used. If they do use any of the amount, you can ask to see the invoice relating to it. Sometimes there is no allowance put into the contract, but it states that if they have to do things like rock removal or hard digging etc. then you will be charged for it.. so it can go both ways. I have lots of photos only showing maybe 4-5 small rocks and thats it. I'm expecting a full refund, but the way they are talking I'm going to loose some of my $2500. And they want to see my pictures lol Re: Rock Allowances - what did your builder do? 7Feb 03, 2010 10:00 pm I'm not sure what happens if they hit rock.. because the allowance is in the contract, they probably wouldn't tell you until the end when they work out how much everything costs. If there was an invoice for the excavation/digging/removal of rock, it would most probably not have much detail on it... your address, and something that says removal of rock/s and how much it is. A few people have "hit the rocks" and I can't remember the details, but from memory it depends on the builder whether they will notify you on the day or some time later. Can't remember any case where they kept quiet until the end and then just keeping the money. In the end, if they hit it, I suppose they need to be able to show you the invoice. But, it's good that you've already contacted them and expecting the answer - hope it's a clear and a good one My signature is distracting people from my wise posts ... Guess I was waiting for that. Guess I will find out at the end Lex> I think I'm starting to get the feeling I'm asking/wanting to much lol I think my expectations are a lot higher than what any builder is going to give me lol I hope for their sake they can provide invoices on the spot. Because I'll be going around there and asking to see them right then and there.
