We are doing a knockdown rebuild and have put the initial deposit down to start everything off. We have the initial quote for our house which includes esitamates of site costs etc. We know the soil test has been done and the surveying done, so we are now anxiously waiting on the revised quote, hoping the site costs don't creep higher. My first question relates to the start time of your build. As far as I'm aware from the initial deposit stage, you are required to start building within a certain time frame. Does anyone know if you can stretch it out at all? We are just wondering, if we can hold off starting a bit longer in order to save more $$. Has anyone done this successfully? Cheers. It will take at least another 4 months before they knock down your house. Once the soil test results are done, they will call you for tender presentation at that time you will come to know the likely price of your house and you can include some allowances like kitchen upgrades, electric points, flooring etc. Once that's done if you accept the tender you will then have to 5% of the construction price. They will then organise series of appointments for selections and once all that's done they will then submit a DA along with your selections to council or CDC depends on what you choose, for approval CDC 4-6 weeks , council 10-14 weeks . Once your DA gets approved then again it will take another 4-6 weeks before they commence construction. This is what has happened with my friends and myself. You can stretch it out beyond that but they will charge you a certain amount per month. This usually works out cheaper than ending the contract and starting again as the extra charges are generally less than the price increases during the same period. Re: Pushing out start time of your build - Metricon 4May 19, 2016 9:24 pm Don't forget that the period of M's shutdown for xmas/new year can extend that 270 day period as long as you mention it to your CSC as that is a factor that is not under YOUR control. The 0.5% increase stated on the estimate documents only goes up to 365 days so after that period M can review the entire estimate and start a new contract. 9 26042 Soak wells and electrical run in happening this week!
