We're building on a wonderful 2017m2 block in the Perth Hills, complete with lots of rock, trees and scratchy parrot bush...it's been a long process with a fair bit of stress over the last few months but we finally seem to be getting somewhere... I know everyone does browns lately but it's a first for us, previously we'd had a grey colour scheme.

My 6 year old chose the Shale Grey actually I had six Colorbond samples and asked her which one she liked and she picked the Shale Grey. We were originally thinking of using Dune but after looking at a lot more houses we opted for the Shale Grey. It's worked out well because we have a very happy child who thinks she's had some input into the house! I've yet to break it to her that her whole bedroom will not be painted hot pink... Very happy. I was pretty confident the valuation would come in the way we wanted but you never know these days...one less thing to worry about anyway! Now off to consider my lighting plan some more. Electrical was a big one for us at prestart making sure there were plenty of double power points thru out the house & also exactly where we wanted them (might have over done it but better to be safe than sorry!) As far as lighting goes we left a few rooms empty (junktion boxes) as we are putting in down lights after hand over & we told it is far cheaper this way & no ceiling to patch up either. Oh & we have conduit running everywhere....OH did explain his plans for this but all too high tech for me!!!! We need to properly look around soon but one place quoted roughly $450.00 sq/m supplied and installed. We have also heard through the laminex group that there is now a new product called metaline splashback which is a metallic sheet that looks like painted glass. One company said they should expect stock at the end of March, dont know too much about it yet but would be good to see it when it comes available. What is the recess outside WC 2. There's a vanity outside the toilet, kind of like a powder room idea if that's what you mean? Well we survived pre-start, actually we were only there just under four hours. I had a huge list of things to discuss as well. We'll get the costings in the mail and see what the damage is. We've upgraded the hot water system to the heat pump, put more drawers in the kitchen, mostly just lots of little things that will no doubt all add up. We've also switched to Qstone for the benchtop instead of Avonite. I was never 100% happy with the Avonite colour range plus I prefer the feel of the stone if that makes sense. The pre-start consultant said the next stage should take about 10 weeks to get to site and then she mentioned build times of 6-10 months. I hope it's not 10 months... Joe, it depends on your certifier but we are noticing the ones we deal with are really cracking down.
