Re: Building Process 2Aug 05, 2007 5:43 pm Write yourself a list of what you want - i.e. how many bedrooms, a home theatre, a walk in pantry et cetera. What matters to you. Then scour the internet for floor plans and walk through a thousand display homes and you will eventually get an idea of what you want it to look like. Be open to new ideas! Get the land first - you need to have enough $ for both land+construction, make sure you leave some "buffer" with the mortgage 2. Finalise all your details with the builder, pay some deposit, get soil test & surveys done 3. Go through council approval 4. Start construction... It's not a simple/easy task! Step 0 to be added on to the previous: Get budget together first, and make sure you stick with it - it's very easy to get caught up in the moment adding extras you may not necessarily need. Make sure you get a loan that has the weekly/monthly repayments you can afford, and don't forget to take into account a buffer for interest rate rises. After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! Hey Muzz, I have taken the exact opposite approach. We decided on the area we wanted to move into, and then looked for a knock-down opportunity. Have now made that purchase, but the house is still livable. Therefore we were able to fully borrow against the purchase and offset the interest against my taxes. With the rent, it works out to not cost me that much over cost neutral. Then in the meantime, we can work out exactly want we want, and then when it is priced, we can see how long it will be before we can afford to take it to the next step. If it is in within a reasonable time frame, in my case, about 12-18 months, then we can stick with the plan. If not, then perhaps a revision is necessary. I guess you could call it reverse-budgeting. In my case, I did not want my "final plunge" to be something I thought I skimped on in 15 years time.
