To start with, if you had have said two years ago I would be building my own house, I would have laughed - Hubby and I had been renting in town for years, and with two little ones underfoot, we had begun to think we had been priced out of the market. But a few things fell into place for us last year, and with the decision to make a tree change, we made a few enquiries, found a gorgeous block in a gorgeous location, and went for it. It felt like a pipe dream. But the more challenging it got to convince a bank to let us lend in that time of GFC worries, the more determined we got, and after 12 weeks of asking for extensions from the realestate/property owner, we got approved two weeks before settlement.. Yay! We had designs made up by a architect friend, and went through about 4 months for planning permit ( was told 4 weeks) , another 9 weeks with the bank for the construction part of the loan ( was told 1 week) and then another 8 weeks to get building permit ( again was told one week!) Luckily our builder was busy up until Christmas, and we got the building permit approved the day before he wanted to start! Our builder is an independent Builder - just him and his apprentice, but considering how quickly our place is going up, and how fantastic he has been so far, I am so glad we picked him! You must be sooo excited You have under floor insulation - silly question, but would it get mouldy or anything since its exposed?? Im assuming travelling to us in 3 months time wont be an issue given the distance, right?? You must be sooo excited You have under floor insulation - silly question, but would it get mouldy or anything since its exposed?? Im assuming travelling to us in 3 months time wont be an issue given the distance, right?? Only for you sweetie! The under floor insulation is is wired/ meshed up I believe, and apparently is made for this application ( all the baggies said floor insulation.. so I'm hoping it is all good!) How is everything going? Have the happy hormones kicked in yet? Nawww Aaahhh ok - Im taking notes incase our energy rater says we need under floor insulation How you chosen colours etc yet for anything?? Re: Coopsmummy's Build ! 7Jan 31, 2010 8:11 pm OK Colours first - the only thing we have really picked is that the roof and windows outside bits (architraves?) will be in Deep Ocean, the internal window bits(window frames?) will be white, and the weatherboards anywhere between an off white and half strength hog bristle ( still arguing about the exact hue of white/offwhite/beige for the weatherboards! ) We need to finalise the colours for outside soon though because the builder said that the outside will be ready for painting in the last week of Feb/first week of March! ( My dad is a painter so he is painting it - yay dad!) Inside is yet to be decided... With the stumps - Our land is 1220sqm and has a fall of 4 metres across the block. I grew up in the area, and majority of the older housing in and around the hills are on stumps, so it is more the norm to go with the land rather than dig great big holes and retaining walls. It wasn't more expensive like so many people claim, you just need the right builder ! And I prefer stumps - better airflow around the house helps it cool down quicker, easy for access later should I want to change plumbing etc, and lets me get some lovely elevated views over the countryside from my back deck Speaking of which - some more picks of my deck, taken yesterday!
