Browse Forums Building A New House Re: Allegra, anyone? 21May 31, 2010 12:44 pm Sounds good! Yes we are all dealing with the steep learning curves! Interested in what your front door and bath upgrade ended up being - in terms of cost I guess, but also what you chose. Great sales people are worth their weight in gold - true! And yes, not sure why the prices take so long to obtain - same experience here - odd when the info seems right there at the touch of a button. Interestingly, someone thought to post the price of upgrades here on a forum thread, which was extremely helpful - it meant I had the budget sorted prior to the colour selection/electrical appointment - it was annoying to me that the builder doesn't just email a pdf of items and current prices like they do for the electricals. I think the logic is that you'll be swept up in the moment and upgrade to all get out, whereas it seems the opposite happens - you tend to clamp down - whereas if it was more transparent, I think people would see things on the list they hadn't considered, and include the upgrade - in my case, exhaust fans in the bathrooms, for example As a tip - make sure you really think through the electricals - I'm told (and I believe it) you can never overestimate how many powerpoints you need - apparently the biggest issue for people is figuring out where the phone will go.... so no doubt you are sorted on that one. I've also been told along my travels to include a data point wherever a tv is going to make the home somewhat future-proof. I'm interested in your experience of the electricals appointment - it seems to really zoom fast, and I'm not sure new home buyers are educated as well as we should be about this area... if you are not up to speed with where technology is heading, it might be helpful to get a few pointers within the two weeks you have (i.e. provision for landscape lighting - will need outdoor light switches/where they will be placed - you name it). But you might already have this sorted - I know for me the need for research was a bit unexpected Building with the Big M, Sandarra Settlement July 16 Site Scrape Sep 22 Slab Oct 12 Framing commenced Oct 13 Build thread: viewtopic.php?f=31&t=39517 Re: Allegra, anyone? 22May 31, 2010 1:21 pm Our Sales guy has included an estimate of $2K for electrical so i am hoping we stick to that for any upgrades. I work for electrical contracting company plus my Dad is an electrican so i have some help in where to out them and what to put in - if anything downlights in lounge room only as you can get some really nice light fitting these days for the bedrooms - i guess after our appointmnet i will know if we have stuck to our budget! Also another thing is that we are having our fence erected instead of hiring temp fencing which will save $$ also only temp fencing we will have is at the front Here are my upgrade prices (these come under QLD - even though we are building in NSW ???) MISC Sarking = $1,665.00 Garage Door Slimline in lieu of Heritage = $50.00 Remote Garage = $600.00 Head height long window in main bedroom = $295.00 Stacker Doors x 2 = $1,435.00 Smart Tile Floor Wastes = $375.00 (5 in total) BATHROOMS Caroma 'Liano' vanity basin = $270.00 Each Stylus Newbury Isalnd 1675mm Bath = $75.00 KITCHEN Microwave provision = $255.00 Pot drawers x 2 = $400.00 Overhead cupboards to rangehood = $648.00 Ceasarstone Kitchen = $3,280.00 Splashback = $1,656.00 Dishwasher Space = $250.00 LAUNDRY 800mm long laminate cabinet with 45ltr Clark Flushline Insert = $513.00 1000mm Benchtop = $305.00 CREDIT For all mirrors and wardrobes = $876.00 (reason being that family can do them for cost plus we can get nicer ones than what they provide) Another thing we are yet to decide on is the mortar which upgarde is abt $1,000.00 for white Mortar Re: Allegra, anyone? 23May 31, 2010 2:22 pm Sorry didnt add front door !!! - Corinthian PMAD 104 'Madison' painted feature door (2040mm high x 820mm wide) with clear glazing in lieu Standard door = $356.00. I can actually change my mind re this at the Appointment. $365.00 seems alot for the door when i can buy after for $190.00 not sure if i should just get it after... it is a must though as its so much nicer than the standard door! Re: Allegra, anyone? 24May 31, 2010 6:02 pm Hi all, a question for pottsville , are you bilding in northern NSW, as Allegra is not an available range in NSW itself. I'm asking as I live in NSW, but want to build from Designer range northern NSW/QLD, and I was told cannot do that and have to choose from house plans currently available in NSW only. Thanks. Get the door. It's the entry to your home - 1st impressions and all that - plus the builder will match it up nicely (hopefully!) to the frame, which is important for the locking mechanism - 'getting it after' doesn't really happen, so a tip here would be to avoid false economy if you can. Don't deny yourself a fantastic entry. Personally, I'd save on the mortar - if you haven't already, check out some of the homes that have gone for the white - it's very stark and (in my opinion) depending on the bricks, it can make a house look like a black forrest cake Bizarre they are charging you for microwave and dishwasher provision - these things are typically included in the house plans anyway (since they would be putting them in and the plans would show where they would be going) - might want to check that - seems v. strange.... Sandhurst - yes your right on the front door! SOLD! Re: Allegra, anyone? 28Jun 01, 2010 1:41 pm Hi pottsville, thanks for replying. I only later realised your user name represents the place in northern NSW. I hope they will add more designs to NSW, as single storey house range is smaller then elsewhere. Wish you a speedy build. Had our colour selection - very happy with the outcome!! and i did upgrade the front door Bricks - Boral Girraween Downpipes, water tank and eves - Coulourbond Paperbark Front Door, Garage and Gutters - Colourbond Moument Kitchen benchtops - Ceaserstone - White Shimmer All cabinets in kitchen, ensuite and main bathroom and laundry - Formica Polar White Ensuite, main bathroom and laundry vanity tops - Formica Iron Ore Re: Allegra, anyone? 30Jun 30, 2010 1:10 pm Man,those colour selections rock. Personally, I've had to ban white from anything I've chosen apart from walls. All I need to do is look at how my current kitchen cupboards suffer from various forms of abuse: pasta sauce, coffee grinds, smeary hand smudge marks, etc. etc - and I know full well I never want to scrub a cupboard door in my lifetime... so it's dark brown/black Wenge laminex all the way for me Building with the Big M, Sandarra Settlement July 16 Site Scrape Sep 22 Slab Oct 12 Framing commenced Oct 13 Build thread: viewtopic.php?f=31&t=39517 Re: Allegra, anyone? 31Jun 30, 2010 1:50 pm Thanks... very happy with them - just cant wait to see it all come together now. yes took the colours on board knowing il be doing the cleaning of all white ~ Maybe the next house i may choose differently!
