Another idea he had was to put a light in the pantry which you would think is a standard and would not even give it another thought so can be easily missed. Bec, haven't gone through the whole thread but I was wondering how your room window sizes were? We're building the lexington as well, albeit the earlier version before it went to the 933 q's etc. I'm quite sad that the windows are smaller than what was in the display home. It didn't even occur to me that they were not your standard size windows and were in fact smaller I just assumed it was normal size and didn't give it another thought. When i walked through the house the rooms look dark I hope you don't make the same mistake we did!! I know, it's weird isn't it that it isn't standard. I guess some people just want shelving Bek I'm back Re: Bek's Henley Lexington 933 Q2 - Tender Complete! 150Apr 22, 2010 6:59 pm jenni9546 Bek, that's great news getting your contract signing date. Fingers crossed everything goes quickly for you. Thanks Jenni I looked at your plan last night - I really like it Not long now until your tender and contract - can't wait to hear all about it chb I know what you mean, you'd think these things would be common standard. Hey there, we have looked at the sizes of the window in comparison to the display home and ours are smaller as most of our rooms are smaller because it's the Q2. That's exciting that you have built the same house, do you have any pics you can show me? I'd love to see some When did your house finish? Bek I'm back Re: Bek's Henley Lexington 933 Q2 - Tender Complete! 151Apr 22, 2010 7:37 pm Our contract signing appointment is booked in for the 18th of May We also had an appointment at the bank tonight. We have filled out all our paperwork to get pre-approval. We just need to drop the contracts off as soon as we have them and then it shouldn't be any longer than 10 days to have it all organised. Our bank manager really is great The other great news is that with the price of the house, we don't have to pay mortgage insurance which is another saving in itself Just means that we will have to start saving if we want to get a new car So much progess at the moment Although now it is just waiting until the signing but that's ok, we are still waiting on the land to settle. Bek I'm back Re: Bek's Henley Lexington 933 Q2 - Tender Complete! 152Apr 22, 2010 9:05 pm bek7708 I can't find anywhere where it actually says how long the wall is I'm sure it's there! We will probably have to continue on with it to the end of the house once we are in and want to landscape. Does your backyard go up on a slight hill or fairly flat? Our plan never said how long our wall is to be either... I just checked. We had just under 1m of fall over our whole block. So when they did the site cut, that left us with a wall of dirt directly out the laundry door. They certainly didn't dig out any more dirt than they had to! So we got a digger in just before the back fence went up and cleared it out (see page 7 of my thread for pics). Now we have 8.5m of flat backyard and will need to build retaining wall along the back 1m high. I've seen some really nice ways of planting out a retaining wall garden bed though, so think it should look quite nice eventually I suppose because your backyard is bigger you wouldn't consider digging the dirt out to make it flat? Re: Bek's Henley Lexington 933 Q2 - Tender Complete! 153Apr 22, 2010 10:30 pm Hi Bec, I have pics, it's at the lock up stage at the moment so hasn't finished yet Should be done in another 2 months. Don't have a blog to put the pics up on though... Are you happy with the windows? One issue which I just know I will face later on is when kids are in the rooms and need to study you will have to turn the lights on even during the day. The positioning of the windows next to a robe and the small size of the window is quite bad. Maybe if the window wasn't next to the robe you could put a table at the window. Re: Bek's Henley Lexington 933 Q2 - Tender Complete! 154Apr 23, 2010 7:40 pm Hey Fel and chb, Thanks for your replies, at this stage we have no idea what is going to happen at our house as we found out today that they are proposing to build a train station just down from us which means that the next stage (about four houses down) and onwards will be turned into a 1000 space car park to all the commuters We still aren't sure what we think at the moment. It means that our street will become a dead end and basically just the entry for the car park. They will be using two of the house blocks on the other side of the road just up from us to start the car park and it will be HUGE. Hmmm. We don't think that we would have brought the block if we had of known this and all of our plans and paper work show that it will be a future sub division. The next stage was due to be released in Feb so no wonder they have taken this long as it probably won't be released at all. We have spoken to our conveyancer and he has already heard from other people in our stage as well. He is going to look into everything and let us know what our options are. So at the moment we are a little up in the air. As this is our second home, we really don't want to settle for something that we don't love 100%. I don't think we will hear much over the long weekend so will just have to wait and see now Bek I'm back Re: Bek's Henley Lexington 933 Q2 - Train Station Proposal : 156Apr 23, 2010 8:03 pm Rowena Oh, that's awful How can they do this without notifying potential buyers in the area? Wow, some big decisions to make. Best wishes. Thanks Rowena I guess them sending out the email today was their way of notifying us I guess it's worse for people in the stage before us who have already started building, although they are a little further away from it, they will still be subject to the traffic coming up and down the street all day and evening. Will just have to wait and see what they say now Bek I'm back Re: Bek's Henley Lexington 933 Q2 - Tender Complete! 157Apr 23, 2010 8:10 pm bek7708 Hey Fel and chb, Thanks for your replies, at this stage we have no idea what is going to happen at our house as we found out today that they are proposing to build a train station just down from us which means that the next stage (about four houses down) and onwards will be turned into a 1000 space car park to all the commuters We still aren't sure what we think at the moment. We knew that there was talk of a station somewhere in the area but never thought it would be so close We assumed that the station and car park would be on the other side of the railway and wouldn't be a worry. Now to just wait and see Of course it happens just before the 3 day weekend so I don't think we will be hearing anything in the next couple of days Bek I'm back Re: Bek's Henley Lexington 933 Q2 - Train Station Proposal : 159Apr 23, 2010 9:32 pm OH NO Just when everything is sorted too...how typical . I'm not sure I would sign under that circumstance either. No, I don't think I would. It's not the block you put a deposit down for. 1000000% definitely add insulation. I have in my home and it makes a big difference minimising sound transfer. Insulation is pretty cheap and definitely worth it 2 6174 We are building a house that was planned to be clad in Hardie Linea, our builder has now requested to swap this for BGC Nuline Plus. They look fairly similar and he has… 0 555 Hi, you've probably already resolved this, however, Commbank will probably pay the funds to you after you send evidence the work is done regardless the change in the quotes. 1 35305 |
