For those that have done this, how long has it taken till you are able to put it into council and how many retries did you get on the design? Thanks for any information. So 18 months so far! Praying we will get to council next month. We are producing a custom design through a volume builder. We could do it much faster if we were flying solo. Before we started this process I never would have believed it could take so long. We did find so many things each time we met that we wanted to change to the plan... Lots of little things but all important and added up lol. DA approved Waiting on a few more Builder's quotes. Re: Time for designing a home 7Jan 28, 2010 10:37 pm It took me about 4 weeks to design the home, and the drafty about 2 weeks to draw it. We then spent a week or so changing some stuff. I would allow 6-8 weeks for the design, changes and engineering. We created our own design and took it somewhere to have it drawn up, elevations created, etc, and it was beautiful. And FAST! Then we sent it out to a quantity surveyor for quoting and it came back at twice our budgeted amount. We spent months looking around for a better deal, even taking our plans to a bunch of project builders who claimed they would do custom stuff at project home prices, and still couldn't get the price low enough. In the end we went with a project home builder who had a design that they would allow us to modify to essentially create the same home, just slightly different arrangement of where things were placed, and for a third of the amount of our original design. End result is that we're happy with the deal we got, now just working through the building process... I guess what I'm trying to say is that (depending on your situation) you may need to do more than just get the plans drawn up by your architect... It may not be worth applying to council at all unless you know that you really can build that house. Good luck!! Re: Time for designing a home 9Jan 29, 2010 7:37 am One of the reasons the times are varying is it depends what you mean by design. If you mean the concept design, which is basically the floorplans, this can be done in a coupel of weeks. I've used the time from purchase of property to DA application. These are definite events that are firm. I "designed" my house in 3 days. And essentially the design varied very little from that design to the final design. However, it took over a year to get the design reviewed and the DA application submited. Of course part of this process was a preliminary submission to council for opinion, visiting all the neighbours, analysing the design, countour surveys, getting sewerage plans, etc. So, for consitency, can we use the time from property purchase to DA submission. There's less hand waving. I think you'll find it takes about a year. In 2 weeks we had the draft sketch. And then after that in another 2 weeks we had the final drawing. So all up it to about 4 weeks and ours were hand drawn. Then it took 3 months to have it approved. Took me about 1 week to visit display homes and sketch a design that we wanted. We then met with the designer for the first time in August. Even though our plans essentially haven't changed from my original sketch - we did have 4 meetings with the designer to get everything spot on and I have just approved the final design plans to go to the engineer on Monday - so a good 5 months after our first design meeting (with xmas in there too). We should have the plans back from the engineers in 3 or 4 weeks (end Feb 10) and then they can be put in to council - this will probably take another 4-6 weeks (early April). The most common piece of advice that I have received and that i now also pass on is...spend the time now to get the plans exactly how you want them because you don't want any regrets when you move in and it is waaaayyy too expesive to make changes part way through the build!! I agree! Your custom designed home needs very thoughtful planning as you cannot just pop down to the display home to make sure all dimensions are correct. Our process with just the architect took around 6 months with at least 5 (concept) changes of both the facade and internal layout...mostly because he wasnt 100% happy. Once the plan was agreed on, we spent another 4 months finding a builder (very difficult process) then once we signed up, all other approvals took only a week or so as the council was very pro active when it came to our estate. (neighbouring council takes up to a year to approve some developments as my cousin found out ) I really think it is better to get the house exactly the way you want rather than trying to rush the process through unless of course its a development for investment and time is money. All up, our process took a little under a year from architect to approval but I felt we needed that time to really get a grasp of what we were about to build and with many consultations between the builder and architect. I've done a timeline because if I said from time we settled on land to when we first submitted to council I would be saying just 7 days....
