When you pay the inital deposit of $1000 what document do you get to sign? That includes variation changes with the sales person. 2. What happens next? They do the soil test and give you the report with the Tender document? What includes in the Tender document? Do you do that with the sales consultant. You then sign the tender document with 3% payment? 3. Then you do colour selection and electrical appointment. 4. Tile appointment. 5. Sign HIA Contract with 5% (5% - (3% +$1000))payment Thanks alot. Yellow Re: Building Process 2Jan 28, 2010 2:01 pm We built with Porter Davis. 1st Step - We met up with the Sales person, gave the $1000 deposit, they photo copied our land contract, and gave us many papers to sign. These included the facade you choose, the fixed price guarantee, the floorplan, the document from their website that states the process of sales/building and drawings of different angles of the house design. There may have been more, but I don't remember any others. 2nd Step - Our Tender and Contract and appointments were booked with Porter Davis. These are with a new representative. You will never see the original Sales rep, only this one from now onwards. Our colour and Electrical appointments were booked with Porter Davis. 3rd Step - Provide Porter Davis with loan pre approval, pay 3% of base house cost and sign tender document. The tender document was a lot of the same things you signed originally + while in the appoinment, you make any structural changes to the floorplan, such as doors, windows etc. 4th Step - Attend electrical and colour appointments. 5th Step - Attend National Tile appointment. Can't remember when this was booked, but it was a big hassle getting the appointment, because they were never available too speak with. 6th Step - Provide Porter Davis with proof of ownership of your land. Sign HIA contract with Porter Davis. Pay remaining deposit owing(5% in total. So 5% of your base house cost, minus your $1000 deposit, minus your 3% deposit). 7th - If you have any other variations you wish to make, advise your representative, and then sign a post contract variation. This is where we are up too. Next is council approval, and start date. I'm about to be presented with the variation document. What is meant by the price guarantee? Do they guarantee the quoted price including site costs as I have allowed a site cost allowance that is heaps and hope it doesn't come to that. We are building with PD and are having a nightmare with them so far..I'm sure everyone has their own expereince with PD good or bad.. but i have gotted to know from others who have built with PD around my area and from my expereince that PD is good until the tender stage in terms of being all sweety pies but their paper work and administrative duties r juz disgusting.. wen we had a contract date, they gave us a shock saying we cant go for this when we were all excitied abt the plans... because of that we had to get in touch with the council and the estate mangers for approvals. PD is very smart they deliberately want to inform us these kind of things on contract day because we already wuld haf signed the tender and have gone thru a lot of emotional times and they know we will stick with them coz of these reasons. the construction stage had so many errors that my partner and i had to point out to them this is wrong and this selection was not we did...we are juz going thru a nightmare with them! they know they are in the wrong and still charge us for no reason if we are not smart enuf and its all bu**sh** that they are award winning builders! anywayz hope the rest of u have a gd experience...all the best with them... ask few people around the area before u build with any builder on their experience..thats where we went wrong i guess..
