Browse Forums Building A New House 1 Jan 28, 2010 12:50 am I am currently building a single storey brick veneer home. The frames and roof have gone up. The brick wall is nearly done. The builder has said that the gyprock plasterboard will go up on the house early next week. I asked them if I could organise ducted air conditioning for the house, however the builder said no I could do it after handover. He said that there was a risk of letting other contractors on site. So they are not willing to let the air conditioning people come in to do any work until after handover as he said for a one storey house this could be easily done after compared with a two storey home. I have been worried as I don't know how the ducted reverse air conditioning can be easily done afterwards. I will be putting internal insulation between the walls in the house, so how can the controllers be placed in the appropriate place on the wall. Also, as there is R3.0 glasswool batts insulation in the roof won't that make it difficult to crawl around the small 25 degree pitch roof to put the ducting in? Think of all the established houses which didn't originally have aircon.. it'd be a bit stupid if it wasn't able to be done. Re: Installing ducted air conditioning after handover? 3Jan 28, 2010 2:07 am As far as I know, you can do ducted aircon after handover as its not hard to make the penetrations. Ducting in double storey homes is difficult after handover as you have concrete slabs between the ground floor and 1st floor. So generally penetrations are done during the build. We had to cough up $2800 to get the builder to do the penetrations. The builder has also agreed to let in the Aircon guys during the build to do the ducting to the first floor I think (not sure what else gets done).The rest is after handover. We spoke to our builder about this as we just can't cough up the $13k to get the ducted aircon done straight away and we weren't sure if we could put it in after. Our builder said it's no different to getting ducted installed while builing (although if you have the $$$ this is obviously the best option) to getting it installed after. Our game plan is to live in the house for a few months and see if we need the ducted. Hopefully, just a few split systems will work and may save us several thousands of $$$. This is exactly what we're doing too. We're having the ducting put in now, but we'll live in it for a bit to see how much we really need it. It's nice to future proof the home though. I got a bigger system for less money organising it myself than going thru the builder during construction. My install for a single storey was done in 1 day no probs. Re: Installing ducted air conditioning after handover? 8Jan 28, 2010 1:29 pm My builder only offered Carrier and I wanted Actron so I put it in after handover and it was done in a day. I timed it to happen before the carpet and tiles went in so any mess would be easy to clean up. The only thing to keep in mind is to make sure you Basix inspection is done first as mine said I mustn't have any cooling or heating system or ducting installed. I think I was worried because of the insulation and whether the ceiling where the unit would sit would be properly reinforced to handle the air conditioning. I was also unsure about whether I would have to find someone to do the wiring for the controller to set it up so that it could be done before the insulation gets put between the wall cavity. It would have been nice to do it before the gyprock went in. On the brighter side, I get to save a bit more money as the installation is delayed (although it could now possibly cost a bit more to put in as the walls and ceiling are already in place). Re: Installing ducted air conditioning after handover? 10Jan 29, 2010 8:54 am Even though we are having our refrigerant a/c installed by the builder, they put the pipes through the wall cavity after the plasterboard was installed, making a huge mess that has only just been fixed up. They also removed huge expanses of insulation that I jumped up and down about until the SS agreed to try putting it back in. Judging by how much was left over, he didn't have a great deal of success. Pfiff Finally making progress again, with a clothesline (yippee) and some much needed little things being attended to over the holidays. 40 C on New Year's eve? We love our a/c! Not sure about the new units, but the one in the place where i am currently living (it was installed about 10 or so years ago), the controller runs off batteries, and doesn't seem to have any cabling connecting it to the main unit outside or in the roof - i don't remember them pulling the wall apart to get any cables in there either (it's on an internal wall) Re: Installing ducted air conditioning after handover? 13Mar 27, 2017 10:30 pm Hi All, I'm contemplating on whether to include Ducted AC in my package with Eden Brae Homes or not. They have quoted $11,614 for 12.4KW, 2 Zones. Just wanted to check how did your ducted AC installation go after handover.
