The design is made based on the details of a soil survey which the builder has a contractor undertake on your block to ascertain what sort of class soil your block is in the building zone. So depending on your soil test and the size of your fall which then effects how much if any cut/fill and any applicable retaining walls is required to be undertaker. So yeah the short answer is "how long is a piece of string?". Once you provide details for your site before signing the contract the builders are required to estimate the costs in order to produce a fixed price contract but until you sign up and hand over your downpayment no builder will spend the money on your behalf to have a soil test undertaken. If you really want to know the other option if you have already setteled your land would be to hire a survery/geology company to perform the soil test for you to give you some idea, but thats likely to cost you similar money to paying the downpayment to PD. They usually have an idea if they have built before in the same estate. We were lucky that the site costs came in well under what was estimated But the figure estimated earlier helped in the budget / finance area.
