The cost for this is $211.15. A Report and Consent is required from Council due to non-compliance with Regulation 414 rear setback of 2.584m in lieu of 5 metres. The cost for this is $217.50. A Report and Consent is required from Council due to non-compliance with Regulation 417. Garage on boundary obstructing adjoining owners north facing habitable room window. The cost for this is $217.50. Unfortunately we will have to do a post contract variation for obtaining these reports which we have to pass onto you. This will just go onto your last progress payment at settlement of your new home. Just wondering all of above surcharge is reasonable or not? Are you building in an established area? It seems that your house design doesn't comply with standard setbacks etc, which would be unusual in a new estate, but is pretty common when building in an established neighbourhood. It sounds like you are not going to have to do any of the leg work (which is good, because report & consent/dispensation can be a hassle to get), so I think it's ok! We are just puzzled as builder listed that design is non-compliance with Regulation Do we have to change the design all of sudden at final stage to meet council reqiurement, or we just need pay for these and should be able to get permit? From memory the last dispensation I got was about $200 odd in council fees. It sounds like the building surveyor has approved the issues, but needs final council sign off before issuing the permit. Paying the fees should get it done without re-design. However the builder should have known that the way the house was designed that dispensations are required and they should have mentioned this to you before submission to coucil. So at least you're lucky your builder will take care of this additional paperwork, as we had to take a few days off and spend quite a bit of time in talks to get our permits approved!
